The Real Estate Market is scaring some and with this being Halloween weekend, lets talk about the scary reasons your home may not sell this year. Some homes sell in days while others are just not selling. Have you ever wondered WHY?  There are many factors that affect selling a home.  Some may sound harsh, some may sound like common sense. In the mean time please enjoy my blog based on my experiences here in the Manchester NH area.

 

 

 TOP 5 SCARIEST Reasons

Your home may NEVER sell

 

 

1. YOUR HOME IS OVER PRICED: Nothing can keep a home from selling more than it being priced to high. The amount of homes For Sale is increasing while the amount of Buyers looking for a new home has started to lower.

 

2. THE EXTERIOR OF YOUR HOME IS NOT APPEALING: Many Buyers may drive up to and then right by a home that is not appealing. Exterior paint, landscaping and the way your yard looks all matter. Junk in the yard. Over flowing trash cans.

 

3. YOUR HOME SMELLS: We work hard to get a buyer to see your home for sale, make sure they are pre qualified and get them to come inside. When the walk in, the last thing we want is for them to run back outside because of a bad odor. It does happen... Do you smoke in your home?  Litter boxes, pets who have used the carpets as their litter box. Mold/mildew and cooking odors should all be eliminated.

 

4. NO ONE KNOWS YOUR HOME IS FOR SALE: You listed it, how could no one know it is for sale? Putting a home in MLS and placing a for sale sign is not a recipe for a quick sale. Marketing the home to the most potential buyers through a variety of media gets your home in front of buyers. Who you choose to list with matters. So many new agents started Real Estate in the last 5 years who never had to learn how to really sell a home. Experience matters in this market. 

 

5. NO ONE CAN GET IN TO SEE YOUR HOME: Nothing is worse when a buyer can not see the home for sale. It is a two fold problem when you hire an agent who does not want to work with other agents. They dont have time to show your homes or even answer their phone to answer questions. Then there are the sellers, who are too busy, it is dinner, the kids are tired, you didn't have time to clean, you have visitors, your favorite TV show is on are all excuses we have heard. The bottom line is if a buyer can not get in to see your home when they want to see it, they can not buy it.

 

IN SUMMARY many home owners just did not know the right or wrong way for things to work when a home is put up for sale. The difference is SERVICE. Many find out what bad service is when they get left alone during the selling process. GOOD SERVICE is a mix of communication, knowledge, experience and standing by you through each step of the selling process. There is many steps in selling a home. Finding a buyer is some times the easy part. Getting the sale to close is the hard part. Knowing what comes next and what is the right way to do it can make your home selling experience a better one.

 

There is a difference from agent to agent.  That a Buyer or Seller should not choose just any agent, choose the BEST agent for the job. My philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other.

Loved this Scott Godzyk -  great scary Halloween picture and even better tips for sellers.  It’s straightforward and to the point, especially, “Your house smells,” as so many people are nose blind to how their own house smells.  There is no gentle way to say it.
