Every buyer in the state of Maryland has the right to be represented by a Realtor.  The representative that sits in the model home represents the builder.  Sure they can write your contract for you, and they'll write the contract for you if I represent you too.  But, that representative will do whatever is in the best interests of their client, the builder.  They can't advise you on price, features, finishes, future market conditions, or if the builder's financing is a good option for you.  

149 Green Branch Road in Laurel is in the new Ryan and NVR Homes community of Patuxent Greens.  It is conveniently located close to shopping and major roadways, close enough to commute to Washington DC, Baltimore, and close to Fort Meade.  My buyer was a first-time homebuyer, we looked at a lot of resale homes before he asked about new construction.  I  negotiated some upgrades for him and also connected him with some mortgage professionals as we got closer to closing and assisted with connecting him with Beck Inspects to inspect the house prior to closing.

June, congratulations on this sale. And frankly, your site connection to homebuilder opportunities is a winner. The majority of our homebuilders keep their new construction homes out of our Santa Fe MLS.  The option that works for me is to continue to build those relationships with both corporate and independent builders.
