Since 1978 I have been in hundreds of homes and listed around 600 for sale. IMAGINE what you can see and learn from being in 600 homes and talking with the owners!
My last listing was for a client who had asked me to sell another of her homes around 25 years ago. Those are the FUN ONES! Do you know what I mean? Even better than working with a relative.
Think of the many things you see and learn from those homes, that you did not know or you implement yourself. Well here is one fun example from Pat's home. She was a true hummingbird enthusiast.
Every time I went to her home, there were two hummingbird feeders outside the picture window of the living room. Before her home was sold (within a week) and closed escrow, I purchased three feeders for our home, about every three to five days I refill them with sugar water, keeping sugar water refills available in a plastic jug in the refrigerator.

sugar about three cups every two weeks, and approximately nine cups of water.
From my home office, I sit at my desk or in the living room, or on the patio out back and watch them DAILY.
And study up on what they can do: Fly 1300 miles without stopping.
If you are viewed as a trusting and peaceful person if they cross your path or hover near you, always a positive omen. There are about 361 species. Life span 3-5 years. They weigh less than a nickel. The only bird that can fly backward, even upside down.
We have them here in Phoenix year around.
