Nearly 80% of my mortgage payment right now is principal- building my equity. For all the renters out there- their rental payments are currently a bit cheaper on the rent to own scale- but it doesn't offset anywhere near that wide of a spread. Add to it the appreciation factor and tax deductions...and financially it is a yay for me. While there have been periods of price swings, even if I were to flatten the curve a bit- I would still be better financially off owning vs. renting.
