This year started out hot but with the increases in interest rates, as with the rest of the country, it has affected us here in El Dorado Hills as well. Here is a look at what was selling in El Dorado Hills in October 2022 with the high and low home sales along with sales statistics for the month. Keep in mind that numbers and statistics used here reflect MLS sales only. Very few of the new construction homes come through the MLS.
Highest Selling Home - The highest selling home in El Dorado Hills for October 2022 was a beautiful custom-built two story home on Corsica Dr. in the Bella Lago neighborhood at the Promontory. It was built in 2022 on .56 acres with approximately 5005 sq. ft., 7 bedrooms, and 5 bathrooms. It offered 12' coffered ceilings, a huge gourmet kitchen with a butler's pantry, high end appliances, engineered hardwood floors, a theater room and 2 covered balconies. It was listed at $2,099,000 and sold in 32 days on the market for $2,020,00 (96.24% list to sales price) equating to $403.60 per square foot.
Lowest Selling Home - The lowest selling home in El Dorado Hills for October 2022 was this single story on Tea Rose Dr. in The Hills of El Dorado. It was built in 1995 on a large (.27 acres) corner lot with 1580 square feet, 4 bedrooms and 2 baths. It has a large patio, potential 5th wheel access and vaulted ceilings. It was on the market only 1 day, was listed and sold for $550,000, which equates to $348.10 per square foot and 100% list to sale price.

I also looked at a few other selling factors to see if they seemed to make much of a difference:
Single Story Homes - of the 60 sales 30 were single story homes. 16 sold at list or over (53.3%). The average cumulative days on market was 31. Price per square foot = $382.68 and average list to sale price ratio was 101.11%.
Homes with Pools - of the 60 sales 34 had pools (24 were on the property, 10 were in the community). The average price per sq ft was $364.72 with an average list to sale price ratio of 98.7% and 13 selling for list price or over.
