Vista is located in inland North San Diego County, bordering Oceanside, Carlsbad and San Marcos. Vista has a variety of housing options, with tract home communities, condos and townhomes, rental complexes, and 55+ communities. You’ll also find homes in rural areas with large lots, and on the hills, often with great views.
Vista offers mixed use and agricultural areas, plus a growing and changing downtown with a wide range of shopping and dining opportunities and services. Several major commuting routes, including the 15 and 78 freeways, are readily accessible. The Vista Farmers Market (in operation since 1981) is every Saturday at the Vista Courthouse Complex on Melrose. It’s well worth visiting regularly to buy fresh produce, artisanal and prepared foods, and more.
It’s important for buyers and sellers in the Vista housing market to have current information on local market conditions in order to make educated decisions about selling and buying Vista homes for sale.

49 homes sold in Vista in October, 36% fewer sales than last month. Here are the specifics:
Single Family Homes Sold
41 (down 39%); 27 Average Days on Market; Average Sales Price was $833,097 (down 10%); Average sales price was 95% of original asking price
Condos, Townhomes & Duplexes Sold
8 (down by 2); 32 Average Days on Market; Average Sales Price $479,300 (down 5%); Average sales price was 98% of original asking price
There were significantly fewer sales in October than last month, in particular for detached single family homes. The average sales price was lower for single family homes, and for condos, townhomes and duplexes.
The average marketing time increased to about 4 weeks for single family homes, and also was longer for condo, townhome and duplex sales…about 1 month. Sales prices ranged from $361,500 to $1,600,000.
Are Vista homes still selling quickly? The answer is some are, with 29% going pending in 1 week or less. It’s wise to be prepared to decide quickly about touring homes and making offers.
Many buyers were able to negotiate their home prices, but at the same time 29% paid asking price or more, fewer than last month. Buyers should keep this in mind when deciding on their offer strategy.
The median sales price of the single family homes was $790,000 (down 11%), and $647,500 (up 36%) for condos, townhomes and duplexes compared to September.
There were 142 homes for sale in Vista at the end of October, 5 fewer last month. Home prices ranged from $479,900 to $2,950,000. This is an inventory of 2 months for single family homes (like last month), based on the current rate of sales over the last 3 months, and 2 months of inventory for condos, townhomes and twinhomes (up from 1.8 months last month).
Vista remains a very strong seller’s market.
51 new listings came on the market in October, 40% fewer than last month. 49 homes went pending in October, excluding homes that closed escrow, about the same at last month (48). The Vista housing market was fairly busy for buyers and sellers.
