Note: This home had gone stale because of the changing market.  Showing had fallen way off.  Interest rate hikes scared buyers away.  Something needed to be done.  Besides pricing this at a more competitive price for the current market,  the paint needed to be refreshed.  The owner decided to lighten and brighten up the entire main house with a shade of white.  We attempted to have this home physically staged to show possibilities, but our staging company was two months out.  That was an unacceptable alternative.

In-house Professional Photography Has Advantages!

Having your husband as your professional photographer does have advantages.  We were able to reshoot the home quickly and virtually stage most rooms.  Our last price adjustment brought us four potential buyers. This home was being offered at under the value to make it a great buy.  We got two offers on DAY TWO of the price change.

Backup Offers Are A Critical Element For A SOLD Home

For every home I sell, I look for backup offers.  I don't stop marketing until I have a backup offer or all contingencies are met.  I work for the sellers, and I don't stop working until the home is SOLD.
