I can't speak to markets outside of my own, but every week most firms here provide agents with an updated FSBO list to call. I don't think the owners are prepared for the army of agents blowing up their phone to try to get the listing. This is probably why most FSBO's here wind up listing with an agent- exhaustion of dealing with agents. I don't know if that is the common experience with owners elsewhere or not.  Before I became an agent, I would have considered going the FSBO route. Ever since becoming an agent- I realize that it's not a process I  would recommend to most sellers. I own a condo and I am President of the condo board, but I wouldn't recommend selling a co-op FSBO unless the seller really understands the building, board package, board interview, etc.  Perhaps selling a single family house is a much easier and less complicated process- so my experience might be the outlier.

Do these companies address issues like navigating co-op and condo board packages, advising what is needed from the board? I spent an hour prepping my co-op buyers how to address the board interview- and they passed because my buyers were so well prepared. FSBO services won't help most sellers with these issues and could backfire. What about relationships with bankers- knowing which banker is best for a particular buyer or building- especially in light of the fact that so many buildings here don't qualify for traditional agency lending. FSBO tech solutions might work well for most of the nation but in NYC- it's a different environment, and might work for some condo sellers, but it's not for most co-op's- which is most of the market here.
