Baton Rouge House Values Study Defined
This study covers 1/1/2022 to 11/24/2022 with Baton Rouge being defined as East Baton Rouge, West Baton Rouge, Ascension, and Livingston Parishes or Counties. DSF and ASF sales are only included, not manufactured housing or MFH. See the bottom of the post for MFH stats. DSF is detached single-family (traditional homes) and ASF is attached single-family (condos and townhomes). 
There have been 9,987 total sales of which 8,963 were DSF and 1,024 sales were ASF. DSF sales were 90% and ASF 10%. Listing prices ranged from $12,000 to $4,950,000, with an average of $299,704, and a median of $259,900. Sold prices ranged from $10,000 to $4,000,000, with an average of $296,386, and a median of $257,900. The popular sales price range was $227,000, $258,000 with 1,362 sales. Twenty-one (21) percent of sales were new construction.
Attached Single-Family Sales (ASF)
1,024 sales. The median sales price is $162,700 and $124 sqft, sold for 100 percent of listing prices, sold in 8 days. The average sales price is $177,806 and $133 sqft, sold for 98 percent of listing prices, and sold in 34 days. Sold prices ranged from $14,500 to $1,500,000 and $12 sqft to $364 sqft. Days on market ranged from 1 day to 659 days.
