HOW MUCH HAS YOUR GREATER CHARLOTTE HOME'S VALUE INCREASED IN 2022?
Throughout much of 2022 the Greater Charlotte Region continued to suffer from a persistent lack of inventory. The lack of inventory was further exacerbated by the region's continued population growth at a pace greater than the national average, baby boomers who continue to live in their homes, and less new construction inventory.
Demand for homes outweighing the supply of homes has been the story of the Charlotte region's housing market in 2020, 2021, and into 2022 resulting in price appreciation that is leading many areas of the nation in annual gains. The Charlotte region continues to rank high on the hottest housing market lists. And that also means that Charlotte region homeowners have more equity in their homes than ever.

The 2021 Annual Emerging Trends In Real Estate Report has once again ranked Charlotte in the top 12 real estate markets to watch for 2022 at #5. This compares with a ranking of #6 one year ago. The Charlotte market is also ranked #11 out of the top 14 markets for homebuilding prospects.
Year-to-date through October 2021, the Charlotte Region's average home sale price increased 16.4% (and that's on top of a home sale price increase in 2021 of 15.4% and 10.3% in 2020). The median sale price increased 18% through October 2022 (on top of a 15% increase in 2021 and a 9.8% increase in 2020).
While inventory is up year-over-year as of October 2022, the months supply of inventory is 1.8 months, keeping Charlotte region in "seller territory." We would need to see four months of inventory for a balanced market and six months of inventory for a buyer's market. Year-to-date through October, new listings were down 7.4%.
