Solutions For A Changing Market
New Update as of 11/29/22: For every showing I had on this gorgeous home, potential buyers found something to complain about. There were other (lowball) offers that my seller outright rejected. This home was listed as the market started to go south. Buyers were feeling their "oats." They wanted the best deal possible.
Along comes a refreshing buyer who loved everything about this house. She bought it without her husband even seeing it in person. We did have a waiver in place. The husband saw this house for the first time today and fell in love with it.
With all the turmoil of this market that my seller had to endure, she was so happy that this family absolutely fell in love with her home.
This sale could not have gone smoother. It was in contract for 13 days. This home had a loan attached to it, but the mortgage company was able to make it happen. It was a full-price offer.
I like to think of this sale as a Christmas miracle! After all, this home went on the market back on June 9, 2022. It took almost six months to sell.
My seller just found out over Thanksgiving that her last daughter has decided to move to Idaho to be with the rest of the family. My seller will now have her whole family in the same area.
She loved her Cottonwood home, and it was a hard decision to move to Idaho to be close to her grandchildren. Now, she is so happy she did.

Note: This home had gone stale because of the changing market. The showings had fallen way off. Interest rate hikes scared buyers away. Something needed to be done. Besides pricing this at a more competitive price for the current market, the paint needed to be refreshed. The owner decided to lighten and brighten up the entire main house with a shade of white. We attempted to have this home physically staged to show possibilities, but our staging company was two months out. That was an unacceptable alternative.
