YOU SEE A LISTING ON A WEBSITE YOU LIKE WHAT DO YOU DO NEXT?

 

Many people do not realize that when they click on more information on many of the main stream websites that your lead is being sold off to the highest bidder.  Many of these pay for leads are new agents who know nothing and surely has no clue about the listing you are inquiring about. 

Some popular websites get big bucks on selling your lead.  You would be surprised , some people in the area I serve are paying $500 + for 1 lead on a major real estate site.   

How can you get the listing information quick and accurate?  One way is dealing with an agent that has been selling that area over 10 years.  I would prefer one that has been longer but use 10 years as a low base number and try to verify they are truthful about being full time dedicated agent.  Look for an agent that sells 60+ home a year for at least 10 years.  Also check out their reviews, and education experience.  Once you have a good agent you will have tons of added value in the process.  

If an agent cannot be found, then you can get a lot of information about the property from the listing agent.  They have to disclose where the listing is coming from but you may have to google that agent since many of these websites have click here buttons above the listing agent that goes to pay for lead.  

 

Do not let any agent bully you into using them if you feel uncomfortable.  Sometimes there are aggressive people out there that just want to sell you something and do not care about your investment. Do your home work and do not get taken advantage of.

John, you and I have some overlap in our backgrounds. I also worked in capital markets, though after a few years, I moved into Learning & Professional Development for the trading desks and all support areas. I have been all over the street as either employee or consultant. Unfortunately, the constant budget cuts only left room for the L&D jobs I that I lost interest in-  vanilla Compliance, Regulatory, or Exam training- rather than some of the more interesting programs or courses I created or taught such as a mock trading simulation, creating a new hire onboarding week long program at a hedge fund administrator, assisting in derivatives valuation courses., etc.  After so many years of seeing terrible agent after terrible agent and serving on my condo board, I decided to become an agent and do the job the right way.  It's been nearly 7 years now and happy I made the switch.

I totally agree that buyers should call an experienced agent for assistance - The only thing I would disagree with is the 60+ homes per year number. They need to have enough experience but in my area, we had 926 total residential sales in my town last year. At 60/agent, that would be a very small number of agents in business!
