Life is a Balancing Act - What's the Key?

Life is a Balancing Act - What's the Key? "The key is not to prioritize what's on your schedule, but to schedule your priorities." ---Steven Covey

It's all about perspective! "The North Texas home prices peaked in June and have since declined about 4.4%," so the Dallas Morning News says. However, Patricia says, even though there are mortgage rate changes, and there are declines, there are still GREAT options for eligible homebuyers.

From the moment we are born, life is a balancing act. An infant will never learn to walk if it doesn't get moving, hold on, crawl, pull up, grunt, and make some noise. A child doesn't listen to the Media or consult with Financial Advisors. They trust the people who care the most and helps them every step of the way. As a REALTOR®, Mother and a Grandmother, that's a fact! So hold on! Don't panic when you hear what the Media has to say. Talk to a credible Lender in your local area who knows the market best based on your personal finances and financial needs.

"Dream big. Start small. Act now!" ---Robin Sharma

One option a lender could recommend is a second mortgage, it's usually to reduce the principal balance on the first mortgage enough (without a 20% down payment) so that the borrower is exempt from paying mortgage insurance on a conventional loan. That can be a significant savings!

The problem with people is that everyone has their own opinion on past experiences. Well meaning people are well.... people with an opinion. People can be right. Or people can be wrong. Set up a confidential meeting with a credible Lender. Speak with your Lender as if your life and livelihood depends on it - Patricia says so!

"I want to see if I can. I don't know if I can. I want to find out. I want to see. I am going to do what I always do; I'm going to break it down to its smallest form, smallest detail, and go after it. Day by day, one day at a time." ---Kobe Bryant (8/23/78 - 1/26/20)

Kobe Bryant was one of the most respected athletes of all times. He wasn't born a champion, he won five NBA Championships and became one of the greatest basketball payers in his 20-year career with the Lakers by working hard, smart, and acquiring knowledge through education. He had advisors, coaches, mentors, and surrounded himself with positive people he trusted. His legend live on.

When it came to basket ball, I got hooked in High School when Michael Jordan was just beginning to get noticed. A lot has changed in sports, and in the financial housing market! In the past, rates on second mortgages were typically a little higher. Also, the first mortgage was subjected to a 'risk-based pricing adjustment' imposed by the GSE's that increased the rate on the first mortgage to the client, and made this not always beneficial.

THINGS CHANGE - Did you know today the rates on second mortgages can be less than your first mortgage rates for some borrowers? Pay attention. Speak to a credible Lender. Rates on a second mortgage can be less than your first mortgage rates for SOME BORROWERS. This anomaly won't last forever. For example, when you displace $100,000 of principal balance with a loan that has a lower rate, you reduce your annual interest expense - check with your Lender. Verify. Know your personal risk.

There is so much to learn and so many reasons why owning a home makes better sense than renting or waiting to see what others do. Do it now for you. Contact your local credible Lender and as Stephen Covey said, "Schedule your priorities."

And don't forget. Hold on! Be brave and do your best to succeed.

Hello Patricia - when times become more challenging, balancing ideas and looking for effective solutions is important.  Such times demand a closer investigation.

Good evening Patricia,

There is no question now is the time for a closer inspection of almost everything happening in our world today. We can no longer sit back because shifting is going on all around us and its up to us to set priorities so we can make rational decisions on how we want to move forward.

Dorie Dillard Austin TX- Thank you, so much. Your support means a lot to me. Texas Women who are REALTORS know and understand the Real  Estate market and the impact the economy has on consumers. Buyers and Sellers need to pay attention what is happening in our Texas local markets.

I like the quote from Robin Sharma with the recommendation to start small and act now.  I have never been much of a planner, but I feel we have done pretty well just starting small.  It is amazing what will happen with time on your side.

Ray Henson - the nature of business is to help us grow. I also believe it is necessary to dream big. Start small. Act now. We can never take a day for granted. Putting off what you can do today until tomorrow often gets lost or forgotten.

Good morning Patricia. Scheduling your priorities can come at a cost, but there's value in other things besides money. Enjoy your day.

Wayne Martin - I like what you have to say. As far as money goes, I have never seen a vault or heard any stories about a pot of gold following a funeral procession.

You had me with the Covey quote! I've got everything that's important on my schedule. As for the rest, yes, yes, yes. Both home buyers and existing home owners could benefit by contacting a skilled mortgage professional (and a REALTOR® of course!)

Enjoy your Sunday!

Good morning, Patricia... I'm probably somewhat ornery on this topic of balance in life. I've just never worried about balance... I've always just put my head down, put one foot in front of the other and made the best decisions I could along the way and did what needed doing. And somehow things always worked out.

Nina Hollander, Broker and Emily Medvec - I also grew up roller skating and always had a key in my pocket. The sidewalks of Chicago were worn out well and the best thing my mother bought were enough bandages to cover the wounds after the knees were washed. What fun memories!!!

Morning Nina Hollander, Broker your take reminded me of roller skating on sidewalks as a kid. Coming home often with a bloody knee convinced my parents I had polio. Not true. I hadn't learn how to stop when going downhill. I think we share one foot in front of the other!

Emily Medvec amen to that, Emily! I grew up roller-skating on the streets of NY City in the 1950's (the metal kind you attached to your shoes).

Love it! "Don't panic when you hear what the Media has to say. Talk to a credible Lender in your local area who knows the market best based on your personal finances and financial needs. "

Yes! The media is full of shock factors to generate views. Your local lenders have facts that can help you make correct financial decisions.

Scott Schulte - it is foolish for anyone to believe everything they heard; yet, it happens. I liked what you said about the media "is full of shock factors." To them it is all about the ratings. Local Lenders and local REALTORS want buyer's business and I have never met one who led them astray. Truth is better than fiction.

Hello Patricia. I love this line of yours -- "As a Realtor, Mother and a Grandmother, that's a fact!" Since I have never been a Mom (except to pets and animals) or a Grandmother, it was great to be included like one! You are spot on about panic and complacency. Neither work when things change. And as for media, when they say "housing" it does not mean your house, neighborhood or community. Thanks for a beautiful to read and remember post!

Emily Medvec - your comment was greatly appreciated. There is danger in panic and complacency and sadly many fall into the trap. People need to learn how to breathe before they leap into a web of lies. The new fly traps are called spy traps and aren't there an abundance of scammers, liar, and theives!
