Observations by a Beverly Hills Realtor Endre Barath, Jr.
Over the 4 months or so, I have been inundated with emails and texts inviting me to attend various seminars about the shifting Real Estate Market and how to find buyers and sellers. Then there are experts wanting 15 minutes of my time to give me the answers to be successful in today's market. With catchy titles like ``how to win business in a downturn”, and “we have helped agents get three to five extra deals” these seminars or chats would only cost me (quite) a few hundred (or thousand) dollars to learn the magic solution.
If I were to take advantage of these “solutions & opportunities” there are two things I would achieve. First off, a chunk of the income that I have generated so far in 2022 and what I'm expecting for the last few weeks of the year would be turned over to the gurus. As for my time, that would distract me from taking care of my 15 listings as I would be too busy on the phone learning how to get more business from the 'experts' who have little to minimal knowledge of how to generate business in today's market conditions for my particular area. Given my observations in all the years I have been practicing real estate, their motivation preys on desperate or frustrated Realtors, and most likely those that are new to our business.
In my experience, the number one "free" lead generation tool has been my ‘blogging about things that are of interest to buyers and sellers’. I focus on providing them with valuable information as they surf the world wide web. It cost me time, energy and effort. As a Realtor, I think that is expected if we are to best serve our clients. When the Real Estate Market first slowed dramatically in 2008, I had plenty of time on my hands to the ins and outs and how's of blogging. This is when my focus shifted to Active Rain, the Social Network for Realtors and our affiliates, such as lenders and stagers. In all fairness, I really should write even more blog posts about topics that are of interest to sellers and buyers, such as how is the current real estate market? Not wanting to be a wisenheimer, but I could easily write one every week about the Los Angeles Real Estate market alone, since it is very evolving and very much in a flux. The headlines do nothing to help, hence buyers and sellers in the greater Los Angeles could use some unfiltered good advice.
My second and equally successful lead generation tool has been my support for animals. This was not free. I have been donating a portion of my commissions to reputable animal rescue organizations for many years. In all fairness, my support is not about lead generation, rather it is helping those individuals who work tirelessly to stand up for those who do not have a voice; animals that have been discarded or abandoned through no fault of their own. The side product was meeting like-minded individuals who wanted to sell their home and chose me because of my rescue support. If you read my blog posts or know me at all, you know that the authentic me is all about love and passion for animals, so I do consider myself the Pet Friendly Realtor. I hope that every city in every state has multiple Pet Friendly Realtors who support reputable animal rescue organizations. They most certainly need our support.
In conclusion, I find that both of these strategies work, the key like anything is consistency and the second key is to be authentic. The person people see in writing must be the person they meet in real life.
