Tips & Tools to Negotiate Luxury Real Estate Deals

The Golden Rule of negotiation is to remember that people and emotions are involved when negotiating real estate transactions.

There are times for hard-nosed negotiation tactics and other times when a little bit of compassion works best for everyone. In the photo above, you'll see tools - a saw, broom, rake, sickle, and more. In negotiations, you must know when to work together, cut to the bone, or sweep the deal away. Which tool do you prefer to use?

When going into a luxury real estate transaction, I always ask myself if it's better to use a bucket of honey or a hammer! Typically, a bucket of honey will get better results, and if used correctly, the negotiator still has the option to use the "hammer."

When entering a negotiation, try to learn more about the other side and how they negotiate deals. Some real estate transactions are strictly about numbers, while others are excited to see their home go to someone who will make memories as the current owners did.

I've seen million-dollar sellers leaving their property in tears because they love the property & built so many dreams in a home. They didn't have to sell the property they loved so much, but they found the right buyer.

Excellent advice!  #4 is a big one.  I was taught that over 30 years ago as a securities licensed insurance agent.  There is a time to talk and time to pause.  That pregnant pause forces the other to speak and they often reveal more than what is intended.  Let them drive the bus and wait for the right cue.    And, as a listing agent, effective communication is key to negotiating.  Excellent post!
