During the holidays, selling your home seem like a daunting task but it  can be one of the most rewarding times to sell a home. 

Do buyers really look for houses during the holidays?  You bet they do!
December can typically be one of the most active months for home sales.  The kids are out of school, and winter buyers are always more motivated and serious. With a few simple touches, you can create an inviting environment that sparks fond memories of the season and demonstrates how warm and cozy their next home can be.  

Are you worried about making a move in the snow?  Relax.  Most often a home listed in December can be negotiated to allow you to move when the snow disappears.  If selling your home is on your holiday wish list consider these tips.

Price your home right
No matter what time of year you want to price your home right.  Ask your agent to do a comparative market analysis so you can choose the price that your home will appraise for.  

Deck the halls, but don't go overboard.
A home decked out for the holidays is a great mood setter, but remember over-adornment can be distracting for buyers. Keep decorum inviting but not overwhelmingly cluttered.

Make your home feel cozy and inviting during showings by cranking up the heat, playing soft music and a few holiday treats never hurts. Winter home buyers tend to spend more time in your home when jack frost is nipping at their nose and gives them more time to admire the homes best features.

Leave their shoes on for video tours.

Video tours are a great way to present your home and leave the showings to just the buyers who are truely interested.  A 360 tour can let a potential buyer see every inch and decide if it meets their needs enough to drive through a snow storm to see your home.  Video tours free up your time to enjoy your holiday festivities. 

Get your home in front of buyers.
Those house hunting during this time usually have some kind of pressing deadline such as job relocation, meeting a certain tax date, or maybe just wanting to start their new year in their new home. A well connected agent will get your home in front of those buyers who need to buy now.

Curb appeal is always a top priority any time of the year.  Sprucing up the yard, making sure those gutters are clean, touching up the paint, and making an inviting entrance is key all year round. During the winter months make sure stairs and walkways are free from snow, ice and leaves.

Homebuyers are likely to start their house hunt from the comfort of their homes by browsing listings on the Internet. Make a good first impression by offering lots of flattering, high-quality photos of your home

Hire a hard working Realtor
That means someone who will work hard for you and won't disappear during the holidays.  Don't be afraid to quiz agents during the interview process about their activities during the season. Ask your friends and family if they can recommend a listing agent who will go above and beyond to get your home sold.

I had a couple one time that after the 5th vacant home with heat on low they bought the one that had a nice roaring fire in the fireplace.  5 showings trembling for 5 minutes a piece and the last took 2 hours.  😄
