Mama's Freaking! Daddy Wants to Pre-inspect!

 

Some advice to potential home buyers and their parents, if they should decide to have them tag a long: Refrain from giving strong opinions either way until in the car, driving away from the property.

 

Many people have security cameras or even trail cams set up in their homes and they can see all and hear everything Mama might say. That may jeopardize buyer position or any negotiating power.

 

People get excited and emotional in this business but keeping the lips zipped, helps keep everything in perspective.

 

And, as far as, Daddy pulling up carpet corners looking for pest infestations or setting up the ladder to take a look-see in the attic space to check the condition of the furnace. That would be a big N-O!

 

The liability is too high and if Daddy breaks something, he buys it, whether moving forward with an offer. Instead, a licensed professional can properly perform the home inspection, once under contract.

 

Mama should take a chill pill before Daddy tinkers, then get on down the road or buyer might kiss the dream home good-bye! 💋

It sounds like your parents are getting ready to put their house on the market! Pre-inspection is when a buyer or seller has a home inspection done before the home is listed. This gives the seller an idea of what potential repairs or upgrades need to be done before they list the home, and it gives the buyer a better understanding of the condition of the home before they agree to purchase it.

Hi Wanda,
I should probably consider myself lucky that my time in real estate was before all those electronic devices listening and watching.  These days, I consider the possibility that someone is watching or listening any time I am out of the privacy of my own home.

Great post and so appropriate for this day and age in RE where there are cameras and listening devices everywhere. Inevitably the best time for Mama and Daddy to see the house is right after the keys have been exchanged.  They are going to offer their opinion regardless but when all is said and done, it's not theirs

I am glad the Utah Realtor School homework questions have stopped. Long ago I helped some of them and got a letter of appreciation from St George, Utah thanked me for passing the license exam.  I wonder what became of his new career.

That is a nice gesture on that agent's part, Sam Shueh.  There are few agents that blog on this platform in my state. I gave a class on blogging because of the interest in my office and neither of the people took to it.

Negotiations can suffer when too many people get involved, Peter Mohylsky. I have experienced overly concerned children of parents buying a house and let them know that mom & dad can inform them. I will not!

I don't mind them peaking in the attic, it's part of the house they are looking at and at least 50% of my buyers look in the attic and crawl space, but I always caution them to zip it, good or bad, just zip it until we leave.  Hell once when I was showing property the owner was literally hiding in a horse trailer listening, before cameras were EVERYWHERE, so I've been telling people to zip it for a LONG time.

It isn't often that someone wants to look in the attic/crawlspace, here but it does happen, Tammy Lankford,. If their home inspector allows it, that's on him/her but I refuse to allow it when looking at properties, less risk that way! And while we can give good advice, it doesn't mean they will take it.

Wanda Kubat-Nerdin - Wanda Can! Nothing bothers me more when people start doing things like that.  I do not keep my mouth shut.  Whether I am a buyers rep or not it is not their home to be pulling up carpet. These types of things can be done by home inspectors.
