When asked the question, "Why hasn't this house sold, it would be easy to say it is overpriced.

And most agents would agree. But there are quite a few homes that are unusual, funky a bit quirky, and my answer is THE RIGHT BUYER HAS NOT SEEN THIS HOUSE! 

It's time to try new ways to get the property into the vision of those interested. Some unusual homes are bought by folks who were not even looking to move.

Kind of like art, you don't NEED it, but when you see the piece you can't live without, you have to own it. 

So yes, some properties are on the market longer than others. And when asked why the answer may be the right buyer has not seen this home.

Hello Margaret - a commonly asked question by prospective buyers, more than a few agents and neighbors who may wonder why as well.  Sometimes the answer is simple but usually it requires a bit of dive into the details.  Such searching can reveal many results.  Perhaps the home is ready for the right new owner.  "Is it you?"

Margaret I agree.  While the price very often is the reason why a house has not sold, there are plenty of other reasons as well.  The layout of the house can be a drawback, location such as on a busy street , odd smells, etc.  For me here in CT a house with a very steep driveway is a big turnoff.

There are also some homes that are in a condition that investors want to low ball for the amount of money they feel they need to invest to make their reasonable profit

I agree, there could be many reasons why it hasn't sold aside from the price. It could be a unique home that is waiting for that special buyer!

Totally agree with you, Margaret, when we are talking about unique homes. When it's more of a "run of the mill" home, as often as not it may well be primarily a pricing issue. I always say if you stage a home right, market it right, and price it right, it will sell. My first broker used to say "at the right price everything will sell regardless of condition or location."

Price anything low enough, and it will sell. Is that doing the best job for the seller with that unique home, or is finding the right buyer . Good to see you Nina Hollander, Broker

Absolutely true - it's not always strictly about pricing, and sometimes the reason is even a positive, like you said- when the home is special! By the way, that home on the top left is absolutely beautiful
