Is That Home Listing Accurate?

"Believe none of what you hear and half of what you see". Edgar Allen Poe had no idea what the future held, this saying needs to be updated. Real estate is one of the most likely arenas to see "tweaks" and "Interpretations" when it comes to presenting homes, to the point that buyers need to ask, is that home listing accurate?

Sales is about selling the sizzle. Analysis and counseling is about making recommendations off available data. The collision occurs when we digest real estate listings trying to understand what we have and whether or not a visit is in order. Here. the mission of listing and buyer agents split; listing agents work to get people out to the home. Sprinkle those bread crumbs and whet the appetite. Since you have a few seconds to do it, it better work.

Buyer agents review the listings as well. Their mission is to ensure homes consider work for their client and make fiscal sense. If something is noted that disqualifies a home, why waste time and effort going out?

Listing agents have always "shaped" the narratives with obscene destruction of the English language. Breathtaking, spectacular, stunning, amazing....please. Again, understood because they sell the sizzle. But after a few minutes, everyone sees through the nonsense.

Now manipulated photos are in the mix. We know agents always took selective shots, avoid the negatives. Understood, but now photoshop, digital staging and significant editing can misrepresent the home for sale. This is a very slippery slope for obvious reasons, getting right into the area of sellers and problems on seller disclosures. Buyer agents can and should use sources like google maps, past listings and other measures to verify everything. In the meantime, this is another area where we need to press for accuracy.
