He loves me, he loves me not. Really, he doesn't care, he's just doing his job. Agents love the appraiser when they get the results they want. When they don't, appraisers are the source of agent temper tantrums. The love hate appraiser relationship.

Home sellers have similar reactions to appraisers. When they hear a number they like, "the appraiser said this house is great, look". When that number isn't what they want, "yeah. I had a some dumb appraiser say that...". Nevermind that so much depends on the type of appraisal completed. One completed for mortgage purposes is drastically different than a simple opinion of value.

The agent - appraiser relationship seems chronically strained. As I wear both hats and do both full time for over 30 years, I can speak to this. Appraisers are data driven and focus on closed sales. They focus on what the market said. Current conditions are important; actives and pendings are also reviewed. The sales grid is built with CLOSED comparables.

Many agents - especially newer ones since 2020 - lack exposure to the appraisal process. They've not been through running comps or understanding how an appraiser works. Often the comps they provide are not legitimate and are often not close to appropriate. That is a training issue and dealing with appraisal issues will likely increase in 2023.

It's a good idea for agents to brush up (or learn about) on what to expect with appraisals and how to effectively communicate with appraisers.
