Manchester NH Real Estate Market REPORT Jan. 9, 2023. Happy New Year to our our faithful readers. The question most asked the last couple of days does "New Year" mean "a New Market?" The simple answer is no, the market has already changed. We saw 4-5 times more listings hit the market in fall. We saw prices level off as interest rates went up. Then Thanksgiving came and we saw a sharp decline in listings once again. We are still a market in transformation.

 

The next question is "WHAT CAN WE EXPECT IN REAL ESTATE FOR 2023? Let me check MY CRYSTAL BALL and see what it says for 2023. Look for Interest rates to hold steady or even come down a little with the slow down in new mortgage starts for the first quarter. Look for a sharp increase in new listings as winter winds down. Look for a steady amount of buyers looking to purchase as banks are ready to give mortgages. 


You as a consumer have a choice and before rushing into hiring just anyone. You should know that not all agents are created the same. Experience matters more than ever as the market changes. Knowing what to expect next. Knowing how to approach these changes. Knowing how to better guide you as a buyer or seller through these changes matters and comes with experience. Hiring an experienced agent like me who can navigate the market changes with you should be a must. There are so many agents. SO many new agents and so many who have not ever experienced a market change in the last 10 years. Listing with a well experienced agent matters and it should matter in your choice of who you hire.
