Month of December 2022 Units sales of 23 is nearly 60% lower than last year’s total of 55. Despite the low value, Average Sale Price of $428.5k is just 1.9% behind prior year. Median Sale Price didn’t fare as well finishing 3.8% behind one year ago. It appears the market is pushing back at the entry level homes with that bracket posting a 12% gain, up to $295.2k over this time last year. Days on market has swollen to 52 days on average. Looking ahead to January 2023, there are 25 re-sale homes currently contingent or under contract/pending. We will fall well short of last January’s total of 40.
December YTD 2022. One more year in the books and what a year it has been. It is as if we had two drastically different years combined into one calendar. The first half was gangbusters and the last half limping to the finish line. The numbers, which speak for themselves, are pretty darn good overall, but market softness prevails. Stay tuned for 2023!
