Ron right now with PMI factors being SO LOW I would not be putting down anymore than the minimum down payment, which is 3.5% for FHA and 5% for conventional loans.

So many first time buyers are trying to scrape up enough money for the down payment...and all the other expenses like closing costs, moving, purchasing furniture, updating--best to discuss all with lender and figure out what is best.

Unless the financial circumstances are adequate enough with enough reserves for a reduction of income, recommending a goal of 20% down would be more prudent than trying to secure a mortgage with less than 20%, especially now as volatile as our economy seems to be heading.
