How to save your client 80K or more when purchasing a new home build.

This weekend I toured KB Home’s updated inventory at the Enclaves at Desert Oasis in Surprise, AZ.  The homes were beautiful. The first model home I looked at was a 3-bedroom, 2-bathroom 1,888 SQ FT. What I loved about this model and builder is they only had the floors updated so the buyer can get an idea of what the home would look like with minimal upgrades. We are all used to seeing bright white cabinets, grey wood-like tile, and white paint but I was pleasantly surprised at how well this model home was designed. The cabinets were Rye, with laminate countertops that look like granite. Plan 1888 offers an open floor plan perfect for entertaining or gatherings. From the living room, you will step out onto the back porch to fresh air and mountain views.

 

The second and last home I toured at Desert Oasis was plan 2188. This home is 2,188 SQ FT with 4 bedrooms and 2 bathrooms. This model home has 80K in upgrades including cabinets, countertops, wood like tile, and features an open floor plan. This home is a split-bedroom concept.  

While I enjoyed looking at this model home, I think my favorite was plan 1888. Upgrades are nice to have, however, I learned that most people are just looking for a space to call home. Upgrades that are cosmetic like the color of the cabinets and countertops are secondary to finding a place to grow and gather with family and friends. To me, a home is about what it feels like inside not what it looks like. I appreciated having both options to tour, but you can save your client money and help them build memories that will last forever by suggesting some DIY projects.

Hello Destany - touring new home developments can be good training for a new or newer agent to better acquaint themselves with different builders, communities and to explore information that can be helpful for potential clients.

Good morning Destany!  Great post!  Today's buyers might not be interested in as many upgrades and are also tired of being "sold."  A buyer walks into a new home subdivision and thinks they'll get all of those upgrades at that price.  Having their own agent to  help them understand the base model vs. the upgrades they see is invaluable!
