Here are the 10 hottest selling neighborhoods in Ballantyne in 2022 to watch in 2023 (and a few "runners up").

 

 

 

SOUTHAMPTON 

Southampton remains a popular Ballantyne neighborhood for home buyers looking for a more affordable home. 17 homes sold in 2022 at an average sale price of $439,000. Home prices ranged from a low of $349,000 to a high of $529,200 in 2022. Sellers received 99.69% of listing price in final sale price in 2022, down 4% from 2021. Median list to sale price ratio in 2022 was 100%. Average days on market were 10 days in 2022, while median days on market were 5 days.

THORNHILL

One of Ballantyne area's "earlier" communities built during the 1990's with wonderful community amenities, Thornhill saw 19 homes sales at an average sale price of $599,000 in 2022, up 13% year-over-year. Sale prices ranged from $400,000 to $589,737 in 2022. Sellers received an average 101.6% of list price in final sale price in 2022; median sale price was 100%. Average days on market in 2021 were 6 days and median days on market were also 6 days.

Built around a championship golf course designed by Arnold Palmer, Piper Glen had 22 home sales in 2022 at an average sale price of $1,202,000. The number of homes sold was almost half that of what sold in 2021, while the average home price increased over $200,000 year-over-year. This speaks to how tight inventory was in 2022 and its impact on home prices. Home sale prices ranged from a low of $725,000 to a high of $1,970,000. Sellers received 100.5% of asking price, on average. Median list to sale price was 100% in 2022.. Average days on market were 27 in 2022, compared with 13 in 2021. 2022 median days on market were 7 days.

One of Ballantyne area's most popular neighborhood for its schools, amenities, and affordable pricing, Southampton Commons had 14 home sales in 2022 at an average sale price of $498,000 compared with 16 homes sold at an average price of $444,000 in 2021. Home prices in 2022 ranged from a low of $432,500 to a high of $569,500. The 14 closed homes sold at 103.4% of list price, on average, down about 2% year-over-year. Median list to sale price ratio in 2022 was 103%. Average days on market increased to 12 compared from 2 days on market in 2021. Median days on market were just 4 days in 2022.

The award winning community of Ardrey saw 16 closed home sales in 2022 at an average sale price of $734,000. The average sale price of an Ardrey home has increased almost $250,000 since 2020. Sale prices in 2022 ranged from a low of $645,000 to a high of $827,000. Sellers received 101.3% of list price in final sale price, on average. Median list to sale price ratio in 2022 was 101.4%. Average days on market in 2022 were 15 days; median days on market were 3 days.

Ballantyne Country Club in the heart of the Ballantyne area had 35 home sales in 2022 at an average sale price of $1.34 million. Since 2020, the average price of a home in the Ballantyne Country Club has increased by just over $400,000.  Home sale prices ranged from $797,000 to $2,970,000. Home sale prices in 2022 104.5% of list price; median list to sale price ratio in 2022 was 101.6%. Average days on market were 12 in 2022, down almost 50% year-over-year. Median days on market in 2022 were just 3 days. The substantial increase in home prices, list to sale price ratio coupled with the large drop in days on market and number of properties sold all speak to the lack of inventory we experienced in 2022.

Since 2020, the average sale price of a home in Stone Creek Ranch has increased by some $185,000.  The median list to sale ratio in 2022 was 103.3%. Median days on market in 2022 were just 3 days.

"Billing" itself as Charlotte's premier family country club, Providence Country Club is one of south Charlotte's first custom home communities built around a golf course. 30 homes sold in Providence Country Club in 2022 at an average sale price of $1,038,307. Home prices ranged from a low of $725,000 to a high of $1,455,000 in 2022. Since 2020, the average sale price of a Providence Country Club home has increased by about $280,000. The 2022 median list to sale price ratio was 102.7%.  Average days on market in 2022 were down considerably from 32 days in 2021. Median days on market were just 2 days in 2022.

Home prices ranged from a high of $939,700 to a low of $163,000. Since 2020, the average sale price of a Raintree home has increased approximately $131,000. Median list to sale price ratio in 2022 was 101.2%. Average days on market in 2022 increased by six days; median days on market were five.
