10 Hot Selling Neighborhoods To Watch In Charlotte's Waxhaw | Weddington | Marvin Areas In 2023

 

Waxhaw | Weddington | Marvin areas in Union County in the Charlotte region remained hot in 2022, especially luxury home neighborhoods. 10 neighborhoods in the Waxhaw area were especially hot in 2022 and are worth watching in 2023 for continued demand. 

 

Five neighborhoods on the 2022 list have been "hot neighborhoods" for six consecutive years now -- Millbridge, Lawson, Cureton, Hunter Oaks, Providence Downs. One neighborhood made the 2022 hot neighborhoods list for a third consecutive year -- Somerset. Weddington Chase has now made the list for a second consecutive year.  New on the list of hot Waxhaw neighborhoods in 2022 are Grove Manor, Oldenburg, and The Chimneys of Marvin.

 

Excellent schools, reasonable property taxes, communities with resort-style amenities, historic downtown Waxhaw all contributed to the high demand for Waxhaw area homes. Demand for Waxhaw area homes made Union County the 7th fastest growing county in North Carolina and the 85th fastest growing county in the USA.

 

 

 

MILLBRIDGE

Millbridge remained the #1 selling neighborhood in the Waxhaw area with 180  homes sold at an average sale price of $550,000. Compared with 2021, average home prices have increased approximately $95,000. Millbridge home prices ranged from a low of $380,000 to a high of $850,000 in 2022. Sellers received 100.94% of list price in final sale price, compared with 102% in 2021. Days on market increased 4 days over 2022. Median days on market were just five.

 

Named Community of the Year in 2016 and again in 2019, Millbridge is one of Waxhaw, North Carolina's most desired master-planned communities with top rated schools, Millbridge is an idyllic neighborhood set on 920 picturesque acres with tree-lined sidewalks, pocket parks, common squares, green way systems and trails, 250 acres of green space.

Lawson also remained a much favored Waxhaw community amongst home buyers, coming in as the second highest home selling neighborhood in Waxhaw in 2022.

 

50 homes sold in Lawson in 2022 at an average sale price of $666,854.  2022 average sale price was approximately $92,000 higher than in 2021 and approximately $221,000 higher than in 2020. Home prices ranged from a low of $362,000 to a high of $900,800 in 2022. On average, sellers received 103.7% of list price in final sale price compared with 103% in 2020. Days on market averaged 12 days, which were 8 days more than in 2021. Median days on market were just four in 2022.

 

One of Waxhaw, North Carolina's most desired and perennially favorite communities since 2006, Lawson is an idyllic neighborhood set on 558 picturesque acres with tree-lined streets and miles of scenic nature/walking trails. Cureton saw 49 closed sales in 2022 at an average sale price of $770,359 compared with an average sale price of $625,777 in 2021 and $501,008 in 2020. Cureton homeowners are sitting on some substantial equity. Home prices in Cureton ranged from a low of $425,000 to a high of $1,475,000 in 2022. Sellers received 102.2% of list price as a final sales price, on average compared with 103.3 in 2021. Average days on market doubled from 7 days in 2021 to 14 days in 2022. Median days on market were four in 2022.

 

Waxhaw's Cureton neighborhood offers the country club lifestyle without the country club lifestyle cost. Cureton residents enjoy the use of a pool, clubhouse, gym, bocce ball court, walking trails, and playground.

HUNTER OAKS

A perennial favorite community due to its proximity to Charlotte's Ballantyne and Waverly areas, great amenities and top-rated schools, Hunter Oaks had 32 closed sales in 2022 at an average sale price of $697,859. Compared with 2021, average home sale prices increased approximately $88,000. Average home prices increased almost $214,000 compared with 2020. Hunter Oaks home sale prices ranged from a low of $440,000 to a high of $976,000 in 2022. Sellers received 103.2% of list price in final selling price compared with 103.7% in 2021. Average days on market were nine compared with three days in 2021. Median days on market were just three in 2022.

 

Hunter Oaks is a mature and quiet neighborhood in the Waxhaw/Marvin area approximately two miles from south Charlotte's upscale Ballantyne area. You can't but enjoy driving through the Hunter Oaks neighborhood, with its wide, tree-lined streets. Leafy sidewalks are perfect for strolling. Providence Downs had 19 home sales in 2022 at an average sale price of $1,351,079. Since 2020 the average sale price of a Providence Downs home has increased by approximately $406,000. Home sale prices ranged from a low of $943,000 to a high of $1,854,000 in 2022. Homes sold at 102.7% of list price in both 2022 and 2021.  Average days on market were 20. Median days on market were just three days.

 

Providence Downs is known for beautiful, custom homes on larger lots set along winding tree-lined roads and resort-style amenities and plentiful community activities. Minutes away from upscale Ballantyne's shopping and dining destinations, yet secluded enough to provide a peaceful getaway, these two neighborhood enjoy low Union County tax rates, top-rated schools, and easy access to Charlotte's South Park and Uptown.

Somerset saw 25 homes sell in 2022 at an average sale price of $641,012. Year-over-year this is a $100,000 increase in average sale price. Since 2020, average sale prices increased approximately $208,000. Somerset home sale prices ranged from a low of $475,000 to a high of $1,000,000 in 2022. Sold homes averaged 105.3% of list price in final sale price compared in both 2022 and 2021. Average days on market increased by five to 13 year-over-year. Median days on market in 2022 were just three days.

Grove Manor saw 37 home sales averaging $371,241 in 2022. 25 of the 37 closed sales were new construction in 2022. Home sale prices ranged from a low of $304,719 to a high of $478,102.  This compares with 31 new homes built/sold in 2021 at an average sale price of $348,484.

 

Grove Manor is a new construction community of ranch-style homes built by Broadstreet Homes. The Grove Manor community, located just two miles from historic, dowtown Waxhaw, features a clubhouse with exercise room, pickleball court, walking trails connecting to the Carolina Thread Trail. The community also provides yard maintenance for residents.

THE CHIMNEYS OF MARVIN

In 2022, The Chimneys of Marvin had 19 home sales averaging $889,368 in sales price, an increase of approximately $141,000 year-over-year. Home sale prices ranged from a low of $680,000 to a high of $1,035,000.  Sellers received 103.2% of list price in final sale price, on average, compared with 104.5% in 2021. Average days on market increased by one day in 2022 to four days. Median days on market in 2022 were just three days.

 

The Chimneys of Marvin is known for it's larger homes -- many with 5 bedrooms, 4+ bathrooms, 3,700+ square feet, 3-car garages, and situated on larger lots. Tuscany offers residents a club house,  fitness center, outdoor pool, playground, tennis courts, walking trails. It's proximity to the #1 rated Marvin Ridge High School in Greater Charlotte area is a major draw for this community.

Weddington Chase saw 19 home sales averaging $956,632 in 2022. Since 2021, home prices have increased approximately $93,000. Since 2020, home sale prices are approximately $277,000 higher. Home sale prices ranged from a low of $810,000 to a high of $1,350,000. Sellers received 100.97% of list price in final sale price compared with 105% in 2021. Days on market averaged 12 days compared with two days in 2021. Median days on market were four days in 2022.

 

Weddington Chase is a 295 home neighborhood developed and built by John Wieland Homes beginning in 2001.  Home sizes range from about 3,000 square feet to over 6,000 square feet. Homes are primarily two-story, but also three story and basement homes. Weddington Chase offers wonderful amenities, a strong sense of community spirit and quiet, tree-lined streets complete with sidewalks and cul-de-sacs.

Oldenburg saw 21 home sales averaging $1,477,965 in 2022 compared with five homes sold averaging $1,120,648 in 2021. Home sale prices ranged from a low of $1,166,381 to a high of $1,864,050 in 2022. Days on market averaged five days and median days were six.

 

Oldenburg is a new construction community with homes built by Empire Communities. Homes range in size from four bedrooms to six bedrooms with 4,400-6,000 square feet.  Homes feature   3-car garages. Average lot size is just under 0.6 acres. Community amenities include an outdoor pool, cabana, playground. Neighborhood children attend the top-rated Marvin Ridge schools.

So I wasn't surprised to see that list to sale price ratio remain so high even as the market began shifting. People are willing to pay a premium to live in the Waxhaw area.
