7 Hot Matthews, NC (28105 Zip Code) Neighborhoods To Watch In 2023

 

Matthews homes sold in 2022 at an average sale price of $523,000. In the past two years, the average sale price of a Matthews home has increased by approximately $162,000. Despite a shifting and softening market in the latter part of 2022, the housing market in Matthews was strong with a list to sale price ratio of over 100% and days on market of only two weeks.

Seven neighborhoods topped the Matthews "sales charts" in 2022 with more than 15 sales each during the year. Each of these neighborhoods saw a considerable average sale price increase over the prior year and all had average and median list to sale price ratios of 100% or more.

 

 

 

BRIGHTMOOR

Brightmoor remained a "hot" selling neighborhood in Matthews with 29 home sales in 2022 at an average home sale price of $443,577.  Since 2020, average home sale prices in Brightmoor have increased approximately $132,000. 2022 home sale prices in Brightmoor ranged from a low of $340,000 to a high of $531,000. Sellers received a median 102.2% of listing price in final sale price in 2022. Average days increased to 16 days year-over-year, but median days on market remained very low at just three days.

 SARDIS FOREST

A well-established Matthews neighborhood, Sardis Forest had 30 closed home sales in 2022 at an average sale price of $474,766. Since 2020, the average sale price of a Sardis Forest home has increased approximately $154,000. 2022 home sale prices in Sardis Forest ranged from a low of $361,675 to a high of $750,000. Sellers received 102.5 of median list price in final sale price. Although average days on market increased year-over-year, homes still sold in under two weeks in 2022 and the median days on market were just four days.

THE HEATHERS

The Heathers had 22 closed sales in 2022 at an average sale price of $416,591. Since 2020, the average sale price of a home in The Heathers has increased by approximately $133,000. 2022 home sale prices in The Heathers ranged from a low of $300,000 to a high of $535,000. Year-over-year, the list to sales price ration decreased by 1%, but was still almost 102% in 2022. The median sale price ratio in 2022 was 100%. While days on market increased from 2021, homes in The Heathers still sold in two weeks on average and the median days on market were just four days.

WOOD HOLLOW

17 homes sold in Wood Hollow in 2022 at an average sale price of $358,100. Since 2020, the average sale price of a Wood Hollow home has increased by approximately $110,000. Home sale prices in 2022 ranged from a low of $182,000 to a high of $575,000. Sellers received a median 102.4% of list price in final sale price. Average days on market decreased in 2022. One home in Wood Hollow was on market for 111 days, skewing the numbers for the year. Without this one home, days on market in Wood Hollow would have decreased even more year-over-year. Median days on market were six days in 2022.

SARDIS PLANTATION

Sardis Plantation had 17 closed sales in 2022 at an average sale price of $520,971. Since 2020, the average sale price of a Sardis Plantation home has increased by approximately $126,000. In 2022 home sale prices ranged from a low of $429,000 to a high of $675,000 in Sardis Plantation. Year-over-year the list to sale price ratio increased by 3%. The median list to sale price ratio in 2022 was 105.5%. While average days on market increased year-over-year, homes in Sardis Plantation still sold in less than one week and  median days on market were just two days.

TENNYSON

32 homes sold in Tennyson in 2022 at an average sale price of $574,369. Tennyson is a new construction community with a sales history only since 2021 when just three homes had been sold at an average price of $574,369. In 2022 home sale prices ranged from a low of $499,900 to a high of $644,900.

Located just off Sam Newell Road, Tennyson is being built by Right Time Communities, featuring a dog park, community park and playground. The homes are primarily 2-story homes ranging in size from 2,215 square feet to just over 3,200 square feet. Upon completion, Tennyson will have some 72 homes.

Home sale prices ranged from a low of $479,590 to a high of $820,166. Upon completion, Courtyards at Mint Hill will feature 38 ranch homes.

With sales still over asking and low inventories the 'softening' in Matthews may be such that homes sell at or slightly less than asking.

Hi Nina,

We don't measure Median Days On the Market in the same way.  I will assume that it is measured in your MLS as when the house goes on the market to when it goes into contract.  If I am correct, that does help show how hot the current market is.

Ed Silva hi Ed... well, in November and December, homes were selling at just over 96% of asking price in Matthews overall. However, some neighborhoods just don't need to take a discount and on new construction you never see it.

Sheri Sperry - MCNE® hi Sheri... yes... we calculate DOM two ways. The first is the days from list to contract. The second is from list to closing. I don't like the closing statistic as there are all sorts of personal reasons why closings can be delayed that have nothing to do with the market as whole. The only DOM that need to be taken with a grain of salt are for new construction... builders all have different ways of listing so it does throw off the numbers.

Clearly Matthews NC and specific neighborhoods remain strong even with some changes taking place. Too bad the media isn't on top of what is really happening in so many markets. Matthews buyers, and sellers, need to see this kind of information and have your guidance for their buying and selling decisions.

It was interesting to look at the data, and the differences, for the top selling neighborhoods. Real estate IS local, isn't it?!
