Having been a Beverly Hills Realtor for over 27 years, this is an easy question to answer. First and foremost, just because it is a new year, there is no need to be a new you. Continue being yourself and tweak the things that can help you to improve and make you more successful.
The most important marketing factor in real estate is to be a listing agent. As agents, we all have the same opportunity to become the listing agent. What's important and indeed the challenge is to be the agent people want to come to. How do you become the go to agent when it comes to listing a property, the agent that all other agents feel they are competing against? My advice is to find a niche market or two and make it your own. When I relocated from Boston to Los Angeles, my manager told me in no uncertain terms “you will be the Landman”. I protested since I knew nothing at all about land and of course, this was not my idea of being a Beverly Hills Realtor. He insisted and said, "then learn it & work it”. This concept is key for any niche market you want to dominate.
Over these past few decades, I have developed the Landman, the Pet Friendly Realtor and the International buyers and sellers niche markets. They all have been very productive, particularly since I have had buyers and sellers from various parts of the globe (Japan, China, the Philippines, Australia, Canada, Europe to name a few.) The internet gives us all the same great advantages to work with people from virtually anywhere. The same applies for pet friendly buyers and sellers; some clients learned that I support reputable national and local animal rescue organizations hence they chose to list their home with me over another agent.
I would say that some ‘old school’ marketing should be modified. In no particular order:
- You cannot be a secret agent - leave that to the spy world. Get your name out there that you are the Realtor of choice. How do you do that? Some use their sphere of influence. Others choose in-person networking. Personally, I have been primarily using social media for the past few years. It is convenient, does not require a lot of money and has helped get my name out to a large number of potential buyers and sellers anywhere.
- No matter how you choose to do it, there has to be consistency. If you are a blogger, you cannot disappear for weeks or months unless you want Google to drop you like a hot potato. So will your followers, may they be buyers, sellers or referral sources.
- Thanks to the Active Rain blogging platform, I have developed quite a few relationships. I maintain a very transparent persona so colleagues know who Endre Barath, Jr. the Beverly Hills Realtor really is. Hence, I have been fortunate to receive many referrals over the years. My Active Rain colleagues have entrusted me with single family, duplex, condominium and land listings for which I am very grateful and appreciative.
In conclusion, what I consider the most effective marketing tips are, be consistent in whatever you do and be yourself. The person that people see on the internet must be the same person they meet face to face should that occur. The digital age has changed Real Estate forever, nevertheless, keep in mind that if you remain true to yourself, some people may not like you on the internet, but they would not like you in person either. The Internet helps screen your potential clients. I have eliminated many, even on Active Rain, for not being on the same wavelength of client service, attitude, or style as me. These are good reasons to choose to refer or not to refer clients to them.
