No Time for BS...Unless it's Buyers and Sellers!

 

At the first of every new year, lofty resolutions are set that will never be met. I prefer to use true, common sense, doing what has brought success year after year. Tried and true methods are always at the forefront.

 

Qualification from a reputable lender is necessary to begin, remaining within the set budget plays a huge part in buyer success. Drama-free meetings with good communication between parties is essential.

 

Buyers must be sincere and serious in their efforts when looking at homes that fulfill their Wants and Needs List. I refuse to ride the merry-go-round, going in circles because someone becomes unrealistic.

 

This industry is not an amusement park.

 

Setting expectations up front is extremely important and then getting everything in writing creates a healthier, business relationship. Less problems down the road when asking for a changes in the listing agreement.

 

As an experienced agent, I am able to see through a ruse, where a seller wants all the benefits of excellent marketing and advertising but clearly lacks any motivation or cooperation to get the property sold.

 

I will walk away from that. And recently did.

 

Making every moment count with consumers who prefer to do business with me helps buyers and sellers achieve their goals. Am blessed to be a trusted source for market information and real estate know-how.

Wanda it's so important to 'walk away' from folks that just aren't realistic.  No BS for sure!  I've said something like....well I wish you luck with selling your home but you'll need to find someone other than me. Sometimes they've have this 'oh so surprised' look on their faces - you're walking away from me?  Yup.

Have learned some lessons from past experiences but collecting listings or showing houses that buyers are unable to afford is not on the list of Things To Do. Have been blessed with wonderful clients, if I must say, Anna Banana Kruchten Phoenix Broker!

Hi Wanda- an old neighbor of mine popped into my head as I read your post. He often listed his home to see what he might get, even though he was not interested in selling. I felt sorry for the agents.

Have had a few wanting to test the market as well, Kathy Streib. There are plenty of agents out there who will take that on but I am not interested, one bit!

If a potential client is not realistic or coachable- then I don't want to waste my time. I had a buyer reach out last month that just wanted to bid 10-20% below asking price on anything that interested him. Well first off, unless the property is mispriced, there hasn't been any panic selling in the market and the overall market is only down about 5.5% from the highs of last year. Comps are important and when this buyer refuses to consider comps- I don't want to waste my time. The buyer wants a co-op because they are cheaper than condos...ok, but, even if the seller approves a below market sale price, odds are extremely high that the co-op board won't approve the sale. The buyer's reaction, so what, I know better than everyone...um excuse me, but I don't think you do...let me show you why. The buyer's attorney typically charges $3k for this process (likely half since the deal isn't going to close), plus their is the management questionaire- $300-$600, plus the application fee $500-2,000, plus, plus, plus. Then there is the actual board package- which will take 2-3 weeks of your time to assemble, bothering friends, colleagues and bosses in the process, possibly even needing to hire an accountant. By the time most buyers go through all of this they are exhausted. Not to mention, I have costs for my admin working on the board package- which is typically hundreds of pages of personal and confidential documents of the buyer. As a buyer, do you really think you are prepared to go through all this repeatedly until you find a situation that may or may not work? 

While the scenario is a bit different for a seller that's not being realistic, the time wasted is more likely on me- something I don't want to invest my time with.

I look back at when I started and how much BS I took to make a sale.  As you stated, we can see through the ruse and make a decision on moving forward or releasing a client!

You can pretty quickly tell clients who may be taking you for a ride.. it's certainly a skill to be able to set boundaries and walk away when needed. And easier to do when you're not just starting out!

When first starting out, a couple realized I was new to the industry and did 'take me for a ride' and that was enough to set in stone better boundaries for me. It was a complete roller-coaster ride to nowhere, Lise Howe. Lesson learned!
