863 homes sold in the Indian Trail/28079 zip code area in 2022 at an average sale price that was 18% higher year-over-year, pushing average prices into the mid-$400,000's. Until 2022, Indian Trail home prices averaged in the mid to high $300,000's.  Indian Trail in Union County, long one of Greater Charlotte region's more affordable areas for homes, is becoming less affordable.

Three of these 10 neighborhoods have been top selling neighborhoods in Indian Trail for seven consecutive years:  Brandon Oaks, Lake Park, and Crismark.  

 

 

 

BRANDON OAKS

56 homes sold in Brandon Oaks in 2022 at an average sale price of $440,464. Since 2020. the average sale price of a home in Brandon Oaks has increased by almost $140,000. In 2022, home sale prices ranged from a low of $200,000 to a high of $630,000. Median days on market were six. Despite an increased in average days on market year-over-year, the median days on market in Brandon Oaks were just six days in 2022.

Lake Park saw 51 closed sales in 2022  at an average sale price of $398,867. Since 2020, the average sale price of a home in Lake Park has increased by almost $207,000. Homes have sold in under two weeks for two years now. In 2022, the median days on market were just three.

Another newer community in Indian Trail, being built by Mattamy Homes, Braeburn saw 40 homes sell at an average price of $500,352 in 2022. Since 2020, the average price of a Braeburn home has increased approximately $147,000. Home sale prices ranged from a low of $428,635 to a high of $655,000 in 2022.

A popular community since its inception with its riding trails, great amenities and huge variety of housing styles, Bonterra had 32 home sales in 2022 at an average sale price of $480,172. Since 2022, the average sale price of a Bonterra home has increased by almost $151,000. Home sale prices ranged from a low of $341,500 to a high of $558,000 in 2022. While average days on market increased year-over-year, median days on market were just five.

Since 2022, the average price of a home in Taylor Glenn has increased by almost $173,000.  Home sale prices ranged from a low of $369,600 to a high of $580,000 in 2022. Average days on market, although higher by five days year-over-year, were still low at eight days. Median days on market were just three days. And unlike in many other neighborhoods, the list to sales price ratio did not decrease in 2022.

Joan Cox looks like Indian Trail is slowing down a tad... always known for affordable homes under $400,000 and now in the mid-$400,000's. Will be interesting to see how long it will be before sales pick up again.
