Aura Alex and Anna Banana Kruchten Phoenix Broker have challenged us this month to share the marketing tips we plan to use to garner business in 2023.
Some say it is all about new technology, but others will say it is a relationship business and all about staying in touch with our clients. I use both, as I keep notes in my CRM when I catch up with clients, what they are doing, where they are going and updates or remodels to their homes.
The most important marketing technique I use is my phone. I call or text clients to say hello, and catch up with their busy lives. I also email those who I know are busy and they can read the email when they have time. Many reach out to me as well to update me on the progress they are making with remodeling, or watching the baby grow up, and send me videos, which I cherish!
I also remind them if their friends, family, or work colleagues are thinking of buying or selling, I would love to assist. That works wonders with repeat clients.
Most homeowners want to know how the market is doing. I send out newsletters quarterly with the Denver stats, but always remind them real estate is local. If they want their specific home value, let me know. I will do a CMA just for them! I include tips my home inspectors share as well as new listings Laura & I have.
I created a Featured Property page with listings and include that link when I go onto social media sites. That brings more potential buyers and/or sellers to my website. I have had a few request showings from this page and does bring in new clients.
Realbird gives me a link to a slideshow and another way to splash my listings all over the Internet.
Blogging on my website and sharing the posts on social media drives the public to my website. I can see on Google Analytics where the person is located and what they are looking at. Until they sign up, I don't know who they are, but if they return enough times, they usually sign up.
Of course, once you blog, share it on LinkedIn, Google My Business, Twitter, and Facebook (Business).
