Today was an interesting day!!
The first of them month always seems to be the craziest in my world. I get slammed with BPOs and still have to deal with my other day to day activities.
First major task of the day was to check occupancy on a new listing I got yesterday. Its a condo that is on the 2nd level. Of course no one answers the door and no neighbors will respond even though you can hear the tv inside. Visit the HOA office and they don't know anything nothing either. So I am now waiting for dark so I can go by and see if lights are one and if the carport is occupied....
Then I was off to my first eviction court hearing. They tell me to be there at 1:00 so I get there early just in case. I see no one for twenty minutes. The clerk tells me, oh no one is back until 1:30 from lunch. So already I am irritated. Then she comes back by around 1:45 with another clerk that tells me this judge has nothing on his calendar for the afternoon. So I wasted two hours of my day and got all dressed up for nothing!!(as most foreclosure agents understand, I am in jeans most of the time) Go home and email the lawyer and my am. The assistant says, sorry I got the time wrong the hearing was at 9am. At least the am apologized
Get back to my mounting number of BPO orders to submit an offer for a buyer I am working with. The agent sends me a note back saying she will be submitting my offer with the other two she received, even though she never gave me any indication there was any other interest. This is for Patterson, one of the areas that is the tank, so I'm thinking we are golden. Guess not!
Last big event is inspecting a house for a CFK. For those of you that don't know, this is cash for keys. Where we offer occupants money to vacate before they get evicted. It goes well but it is hard to see someone having to leave their home that they really loved. Don't think this part will ever get easier
Now its dark so I off to go by the condo again and see if there are lights on
