8 Hottest Selling Fort Mill/Tega Cay SC Neighborhoods In 2022 To Watch In 2023
When you're hot, you're hot... and the Fort Mill/Tega Cay, South Carolina housing market in Charlotte's metro area remained hot in 2022! Five of the eight hot neighborhoods are on this list of the hottest selling neighborhoods for a sixth consecutive year. New construction continued to sell well in 2022 in Fort Mill/Tega Cay with buyers willing to pay a premium for new homes.
WINDHAVEN
Windhaven is a new Tega Cay neighborhood being built by Lennar Homes. It is a master plan community that includes single family homes, as well as a 55+ active adult section with ranch homes, plus townhomes. Construction began in 2021. In 2022, Windhaven became the #1 selling neighborhood in the Fort Mill/Tega Cay area with 74 closed sales at an average sale price of $511,881. Home sale prices ranged from a low of $349,999 to a high of $668,640 in 2022.

Baxter Village saw 59 closed home sales in 2022 at an average sale price of $737,210. Since 2020, the average price of a home in Baxter Village has increased by just under $200,000. Although average days on market increased in 2022, they were still relatively low at 10 days; median days on market were three.

Since 2020, the average sale price of a home in Waterside at the Catawba has increased just under $129,000. Home sale prices ranged from a low of $360,000 to a high of $1,025,750 in 2022. Average days on market decreased in 2022 to six, while median days on market were just two.

Since 2020, the average price of a home in Carolina Orchards has increased by just over $131,000. In 2022 home sale prices ranged from a low of $419,000 to a high of $749,000. Median days on market were 11.

Since 2020, the average sale price of a home in Masons Bend has increased approximately $164,000. Home sale prices ranged from a low of $547,402 to a high of $1,125,000 in 2022. Median days on market were just two.

Springfield is another perennially hot Fort Mill neighborhood and saw 47 home sales in 2022 at an average sale price of $810,881. Although average days on market increased to 10, they were still relatively low; median days on market were just three.

Builders in Massey included Ryan, David Weekley, Taylor Morrison and Essex Homes. Although the average days on market essentially doubled year-over-year to 28 days, median days on market were nine days.
