Homes in Scottsdale, specifically the zip code 85258,  are in a sought-after area.  This zip code is beautiful with  scenic landscapes, mountain views,  and a series of man-made "lakes" that add to the beauty of the area.   You'll also find free access, a lot of retail, a hospital and GREAT schools!

This chart reflects  the Active Listings in all of 85258, that are priced between $1,5 and $3 million.  Notice that 2023 is starting out with 26 listings, While that inventory is higher than normal, it's MUCH LOWER than in the past housing markets.   During the frenzy, 2020 - May, 2022, these homes sold very quickly.

The time it takes to sell a home in 85258 that is over $1.5 million and less than $3 million was 88 days in December.  Three of December sales were on the market for over 100 days, with one home selling after 178 days on market, which skewed results for this limited number of homes.  Home sales for November show just 34 days on market.

The list price of a home in 85258, priced between $1.5 and $3 million, versus what sells has reversed lately.  During the housing frenzy, homes typically sold for more than list price up until June, 2022.  Notice that the price per square foot is only a $3 difference.   This chart is current as of today.  The list price per square foot is $578.28 and the sales price per square foot is $575.23.

Data for homes in 85258 over $1.5 million is very limited and reports aren't as productive with a limited  number of data.  Checking expired listings and there have been 4 in 85258 since October, another reason not to run a report. 

The following report is specific to sales in 85258 for homes priced from  $1.5  to  $3 million.  The highest number of sales in 85258 for this price range is in November, 2022 when 80 homes sold;  for October, 2022, 78 homes sold;  November shows 72 homes sold; December one more for 73 sales. At the rate of sales explained in the fist  These are all price ranges.  If you review the header photo, the chart shows all price ranges but only in 85258.   The color coding is helpful to disseminate between price ranges.

Thank you Endre Barath, Jr. !  This section of Scottsdale includes a beautiful master planned community called "Scottsdale Ranch."   It has something from everyone - condos to goregous homes.  And it's laid out very well with walking paths, a senior center, tennis courts and a retirement center.  Would be a great place to be a senior and have many walking paths!   Thank you for commenting :)
