Stowe, Vermont Area Home Sales Chart - 2022 compared to 2021
I knew that this would be interesting to look at the changes from 2022 to 2021. Generally, State and local town stats showed that the number of home sales decreased along with the inventory of homes available to sell. The sales prices varied by town. I analyzed the towns in my area of practice - Stowe, Waterbury, Morristown, Hyde Park, Elmore, Johnson and Wolcott.
The Chart below shows the change in homes sold, median sale price, average sale price and average inventory throughout the year.

- Median Sale Price: up 12%
- Average Sale Price: up 12%
- Inventory: down 25%
STOWE Vermont Home Sales
- # of Homes Sold: down 30%
- Median Sale Price: up 12%
- Average Sale Price: down 4%
- Inventory: up 50% (mostly in the over $1.m price range)
WATERBURY Vermont Home Sales
- # of Homes Sold: down 13%
- Median Sale Price: down 16%
- Average Sale Price: down 6%
- Inventory: unchanged
MORRISTOWN Vermont Home Sales
- # of Homes Sold: down 7%
- Median Sale Price: no change
- Average Sale Price: down 13%
- Inventory: up 8%
HYDE PARK Vermont Home Sales
- # of Homes Sold: no change
- Median Sale Price: up 4%
- Average Sale Price: up 20%
- Inventory: down 29%
ELMORE Vermont Home Sales
- # of Homes Sold: down 25%
- Median Sale Price: down 8%
- Average Sale Price: down 24%
- Inventory: down 25%
JOHNSON Vermont Home Sales
- # of Homes Sold: down 27%
- Median Sale Price: up 3%
- Average Sale Price: up 17%
- Inventory: down 25%
WOLCOTT Vermont Home Sales
- # of Homes Sold: down 18%
- Median Sale Price: up 5%
- Average Sale Price: up 26%
- Inventory: down 50%
A question we are often asked is - what will the real estate market do this year? Most believe there will be some stabilization of prices, more homes to sell, more balance between sellers and buyers. The mortgage interest rates will hopefully come down some.
