I think the role of an appraisal should be diminished if not eliminated altogether. As long as purchase price is close to what has sold in area or close to assessed value there is no need for an appraiser

In my area, Edward Gilmartin, the assessed value is almost always considerably below market value. I would not want the banks to base their loan approval on assessed value.
