It may not look like much at the start.

Bare dirt, but there's potential.  Some ideas of what can be done to add value and put some demand in place.

Much like undeveloped land, that's how our blog begins.  Not much there, but ideas to follow and if we do it right, there's something of value in the future.

There are many ways you can use your blog to build your business.

One of the better ones for us?

Providing information about new construction opportunities in our market.

While we can double dip our niches with posts about new construction patio homes and new construction condos, there's no reason to be limited.  We can cover new construction "regular" homes too, because often buyers don't know exactly what they want, and offering the full slate may be just the ticket to getting them to call you.

In general, new construction blog posts offer a prime opportunity to get yourself on page 1 of the results.

Why?

Because new construction is new, there's not much content out there.  MAYBE the builder has a web page dedicated to a specific community.  There might be some press releases out there.  Maybe some public record results from zoning discussions.  

Developing content early in the community's history gives you a chance to catch some eyeballs that know a little bit about "isn't there something going up by the old golf course?", but not enough details to tell them it COULD be their new home.  If you provide that additional information, you could be the one getting the call to help them.  If you know and understand your area's full range of new construction, you can inform and provide options.  You establish yourself as someone that can HELP, and that's what consumers want.

Today we have another patio home buyer under contract.  While they didn't buy new construction, we did explore the new construction options that suited their needs.  They got to make a decision knowing the pros and cons of all available options to them.  And once again, we were found because of patio home information we provide on the internet.

So build your business. 

Develop a relationship with your local builder reps.  Know the product.  Spread the word.  Answer the phone :)

My preference with the major builders in our area is to build a relationship with one rep per builder and stick with them until they're no longer available (job change, retirement, etc.).  They appreciate the loyalty and I appreciate the good customer service for me and our clients.

That is good advice!  I try to keep on top of the spec homes that builders offer but the builders don't make it easy to do, haha.

As always a great message and analogy. Building a business starts from the ground (dirt) and then is built on. Relationships are everything in this business and YES! Answer your phone! I answered my phone today and found a client on the other end from 11 years ago! Met with them (they now live in Virgin) and will be listing their moms house here in Austin..time to move in with family!

Dorie, I'm a big believer in just answering the phone as a key to more business.  I can't count the number of times a consumer is willing to work with the first agent that answers the phone and provides them needed information.  Congrats on the repeat business!

relationships and answering the phone goes a long way in building the foundation for a great business.  

One of the very unique to my market things is builders don't have reps... not a single one, they all list with an agent.  I've personally represented 5 in my career.... all of which are currently retired.

Here all the major builders have reps, sometimes one for each subdivision.  Smaller builders may have a specific agent that covers everything for them.
