Is it negotiable?

This is almost always the second question after asking for the price. 

Hmm...Isn't everything in life negotiable?

Many low offers have made it through to closing.

You cannot insult me with a lowball offer, and I should not allow the seller to be insulted. 

The people who visited your home showed your home and made NO offer...were the insulting ones. 

When someone takes time to write, submit, provide financial proof, chooses a lender, a title company, produces earnest money, decides on various dates, closing, inspections, etc., and...signs forty pages, that is not an insult..that is an offer!

The seller does NOT have to accept.. but it is the start of negotiations. 

Please respond with a thank you. 

If it cannot be negotiated...just an

" We appreciate the offer, but no, thank you."

  works very well.

Even when there are multiple offers...this is the right response.

My perspective always Margaret! If you don't have an offer you can't come to terms! What is the worst thing that can happen when making an offer? The worst thing is you just can't come to terms. You will never know unless you try!

Wise advice as always.  You just never know what could be agreed on between the parties. Shutting the door by saying it's not negotiable doesn't make much "cents."

Margaret you are absolutely right.  Whether the offer is high or low it should get the same response if it is going to be rejected.  Thank you, BUT no thank you.

Also I have seen it more than once, when the first offer seems to be a low offer, and ends up being the highest offer received.

If it's been on the market long enough the sellers will certainly look at an offer. The worst that can happen would be they say no.
