Home Sales Report & Neighborhood Spotlight:
Millbridge home sales remained robust throughout 2022 with both average and median sale prices increasing for the year ended December 31, 2022. What softening we saw in 2022 was a 1% decrease in the list to sales price ratio and an increase in average days on market to 17 days. Home sales were down 30%, but much of that is attributable to the fact that new construction has wound down considerably since 2021 as the neighborhood nears completion.
Much of the softening we saw in the Millbridge market not surprisingly came about in Quarter 4-2022. While average and median sale prices increased somewhat, they were down compared with Quarter 3-2022. The list to sale price ratio was also lower in the Fourth Quarter and average days on market were higher, which were 12 days higher in the last three months of the year as compared with average days on market for the entire year.

Lise Howe hi Lise... our market is mirroring 2019, which in Charlotte was a very good year all-in-all. We are still tight on inventory in many neighborhoods and that will keep prices relatively strong.
Joan Cox hi Joan... our market has definitely softened... higher DOM, lower list to sale price ratios... but that being said our months supply of inventory in December was just 1.6 and down from 1.8 in November. It's all about supply and demand at the end of the day.
It's hard to say what 2023 will bring Nina Hollander, Broker . But I think its fair to say Millbridge might not have as strong appreciation as in 2023 but will still be doing well!
Dorie Dillard Austin TX hi Dorie... I totally agree with your assessment. Charlotte is back to historic appreciation levels of around 4-5% and that's good... it's normalizing the market.
Kathy Streib hi Kathy... Millbridge is amazing! I'm always afraid to take clients there if they have their kids with them... the kids take one look at the amenities and don't want to live any where else.

Clearly Millbridge has a lot to offer its residents and the statistics speak pretty well to the popularity. It will be interesting to see how the market will change there in 2023.
Jeff Dowler, CRS hi Jeff... I expect sales to slow down a bit this year in Millbridge, especially as the community gets fully built out. But I don't expect any major changes in price... as inventory there is still low. Then again, I could be totally wrong! :)))
Sheri Sperry - MCNE® good morning, Sheri... so much demand for homes in this part of the Charlotte metro area... I don't expect that a shifting market will "kill" that demand in Millbridge.
Brian England hi Brian... it depends on the neighborhood. Many have increased year-over-year (which is amazing given how strong 2021 was). Some have increased quarter-over-quarter. Others have flattened.
