Baxter Village Single Family Homes
2022 was a good year for single family home sales in Baxter Village. Home prices increased 25% and the list to sale price ratio was 101.2%. Although average days on market increased slightly, they were still very low at just 10 days. And as we entered, 2023, median home sale prices continued to set new records. Fewer homes sold in 2022 than in 2021 putting pressure on home prices.
Home prices "held their own" in the Fourth Quarter 2022 despite a small softening in the market. Average, home prices in the Fourth Quarter mirrored the year as a whole and decreased by just $2,500 from the Third Quarter 2022. Where we saw softening in the Baxter Village housing market was in the list to sale price ratio, which decreased approximately 3% to less than the 100+% we'd been seeing earlier in the year. Days on market also increased to 22 days.

Townhome sales also were strong in Baxter Village in 2022, increasing 22%, on average. The townhome market was a touch softer in 2022 with the list to sale price ratio 1% lower than one year ago and the average days on market increasing to 20 days.
Townhome sales in Baxter Village also saw a shift in the market in the Fourth Quarter 2022. The average sale price was up only 5% year-over-year and was down quarter-over-quarter. The list to sale price ration was down 3.4% compared with Quarter 3-2022. Average days on market increased to 81 days, which for Baxter Village is a very high number.
