New Construction

  1. 1. Customizable options: When building a new home, you can choose the layout, finishes, and features that suit your needs and preferences.
  2. 2. . Energy efficiency: New homes are built to current energy codes, which means they are more energy efficient than older homes.
  3. 3. Low maintenance: New homes often require less maintenance and upkeep than older homes for at least a few years.
  4. 4. Warranty: New homes often come with a warranty from the builder, which can provide peace of mind depending on the quality of the builder.
  5. 5. Modern amenities: New homes often include modern amenities such as open floor plans, walk-in closets, and spa-like bathrooms.
  6. 6. Smart-home technology: Many new homes are built with smart-home technology, such as programmable thermostats, security systems, and voice-activated devices.
  7. 7. Sustainable materials: Many new homes are constructed using sustainable materials, such as reclaimed wood or low-VOC paint, which can benefit both the environment and your health.

  9. 9. Modern safety features: New homes are built with the latest safety features, including smoke detectors and carbon monoxide detectors.10.
  10. 0  Customizable floor plans: Builders usually offer a variety of floor plans to choose from, allowing for more customization options than buying a pre-existing home.
  11. 11. Modern design: New homes often feature modern design elements, such as high ceilings and large windows, which can make them feel more spacious and open.
  12. 12.The latest technology: Many new homes are built with the latest technology, such as advanced insulation, high-efficiency heating and cooling systems, and energy-efficient appliances.
  13. 3. No repairs needed: New homes don't require any repairs for at least a few years.
  14. 14. Move-in ready: New homes are move-in ready, meaning you can start enjoying your new home right away, without the need for additional work.
  15. 15. New home smell and you know that you will be the first to use your appliances.

What are 29 positive reasons to buy a resale home rather than new construction

  1. 1. Established neighborhood: Resale homes are often located in established neighborhoods with mature landscaping and established community amenities.
  2. 2. Character and charm: Older homes often have unique architectural details, such as crown molding, hardwood floors, and built-in cabinetry, that can add character and charm.
  3. 3. Mature trees: Established neighborhoods often have mature trees, which can provide shade and beauty.
  4. 4.  Proven track record: Resale homes have a proven track record of standing the test of time, which can provide peace of mind.
  5. 5.  Lower price point: Resale homes can often be purchased at a lower price point than new construction homes.
  6. 6.  No waiting period: Resale homes are available for immediate move-in, unlike new construction homes, which may have a waiting period before they are completed.
  7. 7.  No HOA fees: Some resale homes may not have any HOA (Homeowner's association) fees, unlike new construction homes.
  8. 8.  No builder's markup: Resale homes are not subject to builder's markup, which can make them more affordable.
  9. 9.  No upgrades needed: Resale homes may already have upgrades, such as a finished basement or a deck, which can save money and time.
  10. 10.  Window treatments can be very costly- most resale homes will have blinds or curtains that can at least work till you find something you prefer.
  11. 11. No construction noise or dust: Resale homes don't require the noise and dust associated with new construction.
  12. 12.  Established community: Resale homes are often located in established communities, which can provide a sense of belonging and a strong community spirit.
  13. 13.  Location: Resale homes may be located in desirable neighborhoods or locations that may not be available for new construction.
  14. 14.  More space: Resale homes usually have larger lots and more outdoor space than new construction homes. Builders are inclined to squeeze many homes in as possible.
  15. 15.  Proven resale value: Resale homes have a proven track record of resale value, making them a safe investment.
  16. 16.  No need for new construction wait: There is no need to wait for new construction projects to be finished, resale homes are available for immediate move-in.
  17. 17.  No HOA restrictions: Some resale homes may not have any HOA restrictions, unlike new construction homes.
  18. 18.  No builder's warranty: Resale homes are not subject to expensive builder's warranties, which can save money in the long run.
  19. 19.  Established landscaping: Resale homes often have established landscaping, which can provide privacy and beauty.
  20. 20.  No need for new construction permits: Resale homes don't require any new construction permits, unlike new construction homes.
  21. 21.  Proven utility costs: Resale homes have a proven track record of utility costs, which can help buyers budget for their future expenses.
  22. 22. Taxes are not just an estimation- most new construction cannot anticipate what your taxes will be.
  23. 23.  Closing costs- In the State of Maryland most builders require the buyer to pay all the transfer charges and not just their own standard 50%. This could mean an additional 1% of the sales price.
  24. 24.  No hidden fees. Impact fees, starter community fees and unexplained fees are notoriously found on a new construction contract.
  25. Y25.  You are able to use your lender and title company of choice rather than the ones most builders require you to use. Their fees are traditionally higher and the builder will receive a kick back.
  26. 26.  The volatility of interest rates. You will not be able to lock in a rate if the delivery date is a long way out.
  27. 27.  Resale homes may have upgraded systems and appliances that will not be added in value to the sale price.
  28. 28.  The builder will usually not negotiate on price- they can wait for another buyer to walk in the door.
  29. 29.  Caveat Emptor- YOU NEED A REAL ESTATE AGENT TO HELP YOU NAVIGATE THE PROCESS EVEN IF THEY TELL YOU THAT YOU DO NOT. You will not save money on the home if you try to negotiate yourself.
