Manchester NH Real Estate Market REPORT Jan. 30, 2023. As January comes to a close, the amount of Single Family home new listings doubled last week. The amount of Pending Sales increased greatly for both single family and condos. The amount of new condo listings though, fell greatly. 

 

THIS WEEKS QUESTION asks "Is there more Pending Sales falling apart or does it just seem that way?" Let me check MY CRYSTAL BALL and see what it says. YES, you are seeing a greater percentage of homes that went "Under Contract" come back on the market. Inspection issues, Appraisal Issues, Buyers not getting approved or Buyers with Cold Feet, are the main reasons.

There is a way though to reduce your odds that your sale will also fall through. Pricing your home correctly from the start. As your listing agent walking through your home before we list it to identify any potential issues. Meeting the appraiser and providing detailed info how the home was price. Making sure Buyers are pre-approved and ready and willing to buy. When a market changes, this is when an Agents experience and skill matters the most. * * * * * * * * * *

There were 11 New Listings this week.
There are 49 SINGLE FAMILY HOMES UNDER CONTRACT
There are 2 SINGLE FAMILY HOMES CLOSED this week.

There are 28 SINGLE FAMILY HOMES SOLD 1/1/23 TO 01/30/2023. The average SALE PRICE is $389,733 The average DAYS ON MARKET is 27.


There are 792 SINGLE FAMILY HOMES SOLD 1/1/22 TO 12/31/2022. The average SALE PRICE is $404,594 The average DAYS ON MARKET is 13.
