January 2023 Challenge: Sharing Your Marketing Tips For Real Estate Business

Marketing in today’s world incorporates many techniques and platforms and is extensive.  For decades I have been lucky enough to get incredible traction on every new listing.  I have often had people mention to me the first time we meet that they see my name and listings everywhere.  Our careers rely on how much money, time, and energy we put into marketing. 

Think about all those things that we are marketing every single day. 

We market our home listings to find that perfect buyer.

We market ourselves to stand out in the crowd of real estate agents. 

We market our local areas to show people why we love where we live.

We market our personal values to convey to a stranger we can be trusted with one of the biggest events in their life.

 

In real estate there are tons of things we do everyday like buying ads online and in print, just listed postcards, social media postings, mailings, door knocking, phone calls but I would like to concentrate of some of the basic building blocks of marketing.  These are the things that bring agents the most success and that wont break the bank. 

One of the strongest marketing spheres you will ever have are those people that already know you, like you and trust you.  Mark McInnes has been my mentor for years and has that grand ability to see where I am derailing and the advice on how to make me get back on track.   I remember a time I was spending a ton of time with cold calls and money trying to generate fresh leads.   Mark McInnes sat me down and talked to me about the huge amount of people I have worked with in the past and many of which I had lost contact with over the years.  Part of me was embarrassed for letting these people that were so important to me  slip away and I used the excuse that too much time had passed.  In short, he told me to stop making excuses.  He encouraged me to reconnect with as many as I could and commit to staying in contact with them.  It was one of the most rewarding experiences I could have ever had.  Not only did I cherish the reconnection but I almost instantly got new listings and sales.  I still contact them all once a month with a feel good story, a birthday wish, a simple catch up on life.  These people keep me top of mind and tell their friends, family, coworkers and neighbors about me when they need a real estate agent that will take good care of them.  This is the gold card of marketing that money can’t buy.

Who do you know that I should know.  Networking is a huge key to marketing.   It doesn’t take money just effort.  I am a matchmaker,  I match referral agents, clients, and services all the time.  I match client needs with people with a solution. Last year I had a client that needed to fix a couple of pieces of siding and I matched them up with someone I knew that had extra matching siding at their house. Now those two are friends and they meet up for lunch once a week and I have had 3 referrals from them.  I network with agents all across the country and when I have a client moving to another state I start matching them up to the agent I know will take care of them.   When you take a listing go meet the neighbors.  They might just know someone that they would love to have as a neighbor.   Those connections and relationships help build me up as a go to resource and in turn helps me build connections all the time. 

Active Rain has Google juice.  Did you know that when you post a blog on active rain you can find it on google almost immediately?   There is no quicker way to advertise a listing, promote your brand, get help, promote yourself as a resource, bring your area into the limelight.  Take it one step further and make sure that every blog post is shared on your website and social media like facebook, linked in, pinterest, Instagram.

If it exists someone has made a video about it. Why not let it be you?

Youtube videos and shorts, TikTok, Instagram reels, facebook video, vimeo are all huge marketing platforms that put you in front of millions of people.  You may not be comfortable being on camera or learning videography skills but it is well worth getting out of your comfort zone.  There are a zillion things you can do a video about that will help someone get a prospective on the area, buying or selling a home or why you are the right agent for the job.

 

Testimonials, accolades, recommendations, reviews.

When looking for any kind of service we all as consumers we try to do our research.  Looking for their next real estate agent is no different.  Long before you show up for an appointment with your next client, they have probably googled you to find out more about you.  I can’t tell you how many times when I hear an agent say how did you find me their response was  “it was because of your reviews”  Getting a person to take the time to write a testimonial is like pulling teeth.  People get busy with their life, they want anonymity, perhaps they just don’t know how to communicate just how happy they are with you.  Go earn those 5 star reviews and then ask for them

What do you offer the others don’t

When marketing a listing do you use 360 tours, aerial drone footage, flyers, single property websites, video walk throughs.  What is your niche?  What do you excel at.  Whatever it is that differentiate you form the thousands of others don’t let it fade in a whisper shout it from the roof tops.  Let people know what you will do for them.  They are looking for your energy, your expertise, and your willingness to champion their needs.

Find your mentor. 

It doesn’t matter if you are a brand-new agent or if you have been in real estate for 50 years, you will always be growing and learning.  I rarely see someone seek out a coach early in their career, most of the time it is someone that already has at least a modicum of success.  Someone that you think wouldn’t need it and they are smart enough to know they can reach new heights by pushing past those ceilings.  This is a career that can beat you up.  No one likes rejection everyone wants to be recognized for their value.  A mentor, a coach inspires you to grow, to improve as a person and as an agent.  They help you get past the 100 no’s so you can relish the one yes.  A mentor encourages you to get out of your comfort zone, to try new things and get back to the basics that we all try to get away from doing at times.  A mentor can see the overall picture, pinpoint where you are failing and isn’t afraid to tell you so you can fix it.  Long term success in real estate always comes down to minding the basics and actually doing the work.  Success doesn’t find you in hiding, it finds you when you are present in the light and moving forward. 

 

You will always be presented with a myriad of shiny bells and whistles that will promise you an easy button.  It takes focus and concentrated effort and commitment to grow your marketing expertise and become the household name.
