The Retreat at Rayfield neighborhood enjoyed a significant increase in home prices in 2002, as well as in the Fourth Quarter 2022. Average home prices increased 25% year-over-year. In the Fourth Quarter they increased 17%. The median home sale price set a new record high in December 2022.


To the extent that the softening market in the Charlotte region impacted The Retreat at Rayfield, it was in the increase in average days on market, which increased to 12 days for the year and to 21 days in Quarter Four. However you look at it, the days on market were low.


The softening housing market also impacted the list to sale price ratio in the Fourth Quarter 2022, declining 4% to 97.45%. Buyers finally had an opportunity to negotiate on price in a neighborhood where we hadn't seen median or average list to sale price ratios below 100% or more since August 2021.

The Retreat at Rayfield  was built by two of Greater Charlotte area's premier builders -- Lennar Homes and Taylor Morrison.


Lennar featured craftsman style homes with a variety of 2-5 bedroom floor-plans, including ranch homes and 2-story homes, homes with the master retreat on the main floor, optional basements. Homes ranged in size from about 2,000 square feet to over 5,500 square feet plus 2-car garages. 


Taylor Morrison offered six floor-plans, also including ranch-style and 2-story homes, typically situated on at least one-third of an acre. Homes ranged in size from 3,000 square feet to 6,000 square feet with 2 or 3 car garages.

Good morning Nina,

The Retreat at Rayfield has done very well  in 2022 and would expect it to continue in 2023. Longer days on market is not a bad thing and the days are still low! Low inventory will keep the prices up! If you have nothing to sell (and there is only 1 on the market now) it's hard for buyers to negotiate too much.

Joan Cox hi Joan... it all comes down to supply and demand, the most basic economic concepts which I learned in my first econ class in college. To the extent that our market has "slowed" down, it's more in the increase in days on market and the list to sale price ratio.

Can't speak to the gazillions of agents in Charlotte, but many are still struggling. Our market has softened in terms of price appreciation, days on market... but months supply of inventory keeps us in seller territory still. No "stealing" or huge bargains here either.

I bet buyers are happy that they can negotiate a bit.  Elk Grove is starting to show a bit more buyer activity.  It is making me think that the spring could see a market uptick.  Do you think the same thing might be going on in your area?  If so, it seems like buyers better get moving.
