Walnut Creek Single Family Home Sales Overview

Walnut Creek home sales remained strong throughout 2022 with average home prices increasing 20%. Although the list to sale price ratio was down 1% year-over-year, it was still over 100% at 101.04%. We saw some softening in the Walnut Creek market in the increased days on market in 2022, which were still relatively low at 22 days.

 

More softening in the market was noticeable in Quarter 4-2022. Average home prices appreciated just 8%, the average days on market increased to 42, and the list to sale price ratio declined 2% to 99.75%, which has been 100% or higher since December 2020.

Walnut Creek Townhome Sales Overview

Average townhome sale prices in Walnut Creek increased 28% in 2002, while median sale prices increased 32%. While the list to sale price ratio declined by 2% in 2022, it was still over 100% during the year. Average days on market increased to 18, clearly still very low.

 

As with Walnut Creek single family homes, sale prices rose just 8% in Quarter 4-2022, indicating a softer market in the last quarter of the year. The list to sale price ratio also decreased in the last quarter of 2022, by 5%, to 98.62%. Meantime, days on market increased dramatically to 55 days in the fourth quarter. All this notwithstanding, in December 2022, the median sale price for Walnut Creek homes hit record highs.

Wayne Martin hi Wayne... it's totally incomprehensible... although the market is definitely softer in terms of days on market, closed sales, list to sale price ratios, we still see record high home prices in certain communities.

Hi Nina, 

The median price has gone way up since the interest rates have gone up.  My thinking is that more people want to own and feel they can get more bang for their buck by buying a townhome.  

We have seen a few townhomes in my neighborhood in the $1.3 to 1.5 range and one up the street just went into contract just a couple of days on market.  The asking price was $1.4 million.  So there has been no change in the market at least right now.
