Birkdale neighborhood in Huntersville enjoyed a strong year in 2022 with average home sale prices up 27% and median home sale prices up 36%. The list to sale price ratio remained steady at 102.48%. And while average days on market increased, at 13 days they were still quite low.
Birkdale's Fourth Quarter 2022 was more of a mixed message. Average home sale prices increased 37%; median home sale prices increased 27%. And while home prices were increasing to record highs, the list to sale price ratio declined by 4% to 97.35%. By December, the average list to sale price ratios were both over 100% again. Average days on market increased, but were still low at 19 days.
