Charlotte's Palisades neighborhood saw a 23% increase in average home sale prices in 2022 and a decrease in average days on market to 19 days. The list to sale price ratio was just over 100%. Median home prices continued to set new records throughout 2022 and into 2023. All in all, a strong year for The Palisades neighborhood.
Fourth Quarter 2022 was a strong quarter in terms of sale prices for The Palisades. Average home prices increased 34%; median home sale prices increased 30%. To the extent that The Palisades saw a shift in the market, it was in the list to sale price ratio, which declined 2% in the Fourth Quarter to 97.81% and an increase in average days on market to 58 days. Some of the increase in days on market can be attributed to the fact that approximately 50% of homes listed and sold in the Fourth Quarter were new construction homes, which increases average days on market.

WHAT TO KNOW ABOUT THE PALISADES IN CHARLOTTE
The Palisades is a 1,600 acre master planned community in Southwest Charlotte, just off of Hwy 49 and situated around Lake Wylie, Charlotte area's second largest lake. Homes in The Palisades range in price from the mid-$300,000's to over $1.5 million, with prices averaging in the mid-$500,000's. Homes range in size from 2,400+ square feet to over 5,000 square feet. Builders have included Niblock, Toll Brothers, Lennar Homes, Ryland, Standard Pacific, Shea Homes, St, Lawrence, and custom builders (Harris Construction, Kingswood, Jordan James, Stanley Martin, Arcadia, amongst others). Homes were first built in 2005 and there is still new construction in The Palisades today.
The Palisades community is comprised of some 20 neighborhoods. These include: Ashton Oaks (custom homes); Austin's Creek; Bear Creek (gated); Briar Cliff; Crosshaven; Eagles Landing (gated); Highcliff; Lantern; Marbella; Montage; Morningside; Regency at Palisades; Rusty Creek; The Ranch (gated equestrian neighborhood); Treetops (custom homes); Turtle Point; Westerham (gated 11 home enclave); Whispering Pines.
Community amenities for all residents in The Palisades include a Clubhouse, outdoor pool, playground, tennis courts, walking trails. Additional private, membership amenities include the Palisades Country Club, which features an 18-hole Jack Nicklaus Golf Course, a Tim Wilkinson Sports complex with grass tennis courts, hard tennis court, clay courts; a yoga center, state of the art fitness center; dining options. Palisades Park offers soccer fields. There's also an equestrian center and the Catawba Yacht Club, the Carolina Boat Club. The 1,132 acre McDowell Nature Preserve is also minutes away. This is resort-style living at its best.
