New-construction inventory in Houston is getting better, so you know what that means… there are good deals to be made!
According to Stewart Title Chief Economist Ted Jones, there are now an estimated 470,000 unsold new homes under all states of construction in the United States. This is up 21% over last year, and it is the largest inventory seen since March of 2008.
In our area, most builders have a lot of unsold homes under construction or ready to move into, compared to a year ago when there were hardly any inventory homes available.
This is great news for Houston area buyers. But, if you are thinking about purchasing a new-construction home, there is something important you should know. You NEED to use a Realtor to help you with the purchase!

As YOUR Realtor, I will explain the new-home purchasing process, step-by-step, and help you negotiate the best possible price. I will also help you obtain the best incentives, such as closing cost assistance, or additional upgrades.
I will be there with you to help you understand the builder’s contract and other papers you have to sign. I will also help in scheduling inspections throughout the building process, and assist with final walk-throughs.
The salespeople in the model homes work for the builder. They do not represent you or your best interest. They might offer you some incentives, but generally I can help you negotiate more.
I personally visit model homes in the area regularly to meet with the new home sales reps and find out what they have to offer. Fortunately, I have great relationships with many of the sales reps, and they will often share their best deals with me ahead of time, knowing that I will bring them qualified buyers. They send me inventory lists each week, so I am always informed about what is available in new-home communities.
