There ARE bears in Real Estate you don't want to poke!

Titus & Philemon are guinea pigs and I wouldn't be too afraid of them but if you are an even smaller guinea pig you might me. Now us humans might/should fear this:

I don't remember the first time I heard "Don't poke the (sleeping) bear" and I also don't remember the first application where I did just that and found out exactly what those old words of wisdom meant.

Drawing upon my years of Real Estate experience I can tell you, with certainty that there are bears that Buyers, Sellers, and Agents can poke and they to will find out exactly why you "Don't Poke The Bear". Poking the bear in Real Estate can change that sold sign to:

Here are a few proven ways to poke the bear if you are the Buyer, Seller, or agent involved.

Argue with the Lender. Argue with the Home Inspector. Argue with each other heatedly. Argue with the Appraiser (unless you have solid comparables to back up your argument). And my favorite:

Buyers asking the Seller for more free stuff at closing.

It never seems to go well arguing with the appraiser, even when you do have comparable values to back up your point. Always good to avoid poking the bear.

Hello Bob and yes don't poke the bear can be a buyer asking for to must, or you are right about lenders also.  Don't Poke the BEAR!

Good morning Bob,

You have that right! Don't poke the bear. Some agents feel they know more that the appraisers and are arrogant when getting them comparable sales. Not the way to handle it! I've found establishing good relationships with appraisers always helps on my listings. Often i have appraisers contact me about properties I've sold in the community. They want to know why I got more for one than another. I'm always gracious and give them information to help them. I've rarely had a problem with any of my listings not appraising.

Now how ridiculous is it when we run into a fellow 'professional' that somehow thinks yelling and screaming (whatever you call it) is a good thing.  Grow up and don't you dare poke the bear!  I'd hang up on you Or I'd walk away and suggest we talk when you calm down - and not before.

We had a great team of appraisers in Minot when I moved here Nick Vandekar, 610-203-4543 but I think all but one has since retired. When we were hit by a flood in 2011 they had to bring in appraisers from all over, many had not heard of Minot ND and wanted to compare based on where they were from... it was a horrible mess.

That is one of the big problems, so many of the appraisers are aging out and there are no young appraisers following behind due to the requirements to become an appraiser being so stringent.

Anna Banana Kruchten Phoenix Broker I can not imagine you as a bear BUT I agree whole heartedly, If another agent is going to lay into me they are going to see how angry a bear can be.

Bob I do not get angry.  That to me is a waste of time and energy and creates nothing good. There have been only a few times where some know it all agent has gotten out of line with me.  I told one guy - I am hanging up now. Call me back when you get yourself under control. If they did not  control themselves, one phone call to their broker handled it.   There is no room for crazy behaviors between professionals.
