I look at a few different things when it comes to evaluate
-Location: Busier streets are typically adjusted down where as cul de sac increase value. Negative features could also be highway adjacent and busy corner. Positive features include any view, park/protected land adjacent or adjacent to golf course.
-Square Footage: I confirm accurate above grade square footage from the town's assessors office and any info they have on a finished basement. We can only count livable permitted space. Extra features like a screened in porch can add value.
-Condition: I look objectively from the floor to the roof. This is what the property owners are responsible for. Mention to me any recent updates or things that you feel are important about your home that a buyer would want. Not only consider cosmetic items, it is also important to know about any mechincal or structural systems.
-Lot: Is it level or it is hilly. Is the landscaping in good condition or could it benefit from some green thumbing. Could the driveway length and slope make it more difficult to sell based on my experience.
Data
-Similiar sized homes that have recently sold: I typically check last 6 months, no more than 1 year look back in the same town or region if no exact matches are found
-Similiar sized properties on the market: What is on the market that buyers would see before deciding on maybe your home. How long have they been on the market for.
-Tax assessment/appraisal: Data from the municipal tax assessors office to see if they think what you home was worth at time of the last assessment nd what you pay annually to the town compared to what other sold properties day
